The following comments are in regards to the submitted final plat: 1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is February 13, 2009. 2. D.S. 2-03.6.1.D Label the section corners on the location map. 3. Show the proposed "1' NO ACCESS EASEMENTS" shown on the plan as "PER FINAL PLAT". 4. Remove all setback lines from the final plat. The following comments are in regards to the submitted site layout grading and utility plan: 1. D.S. 2-02.2.1.A.7 There appears to be an 8'-0" setback called out between lots 1 & 2, 2 & 3, and 3 & 4. This setback should be listed as 6' or 2/3 the height of the building wall which ever is greatest. 2. This comment was not addressed. D.S. 2-02.2.1.A.7 The building interior street setbacks shown on the plan are incorrect. Per LUC Section 3.2.6.5.B.1, ADT of less than 140 the required setbacks should be shown as 5 feet as measured from the back of existing curb or future curb location or 1/2 H as measured from the back of existing curb or future curb location, or 1 foot as measured from the property line or from the nearest edge of the sidewalk or future sidewalk location. 3. This comment has not been addressed. D.S. 2-02.2.1.A.7 The setbacks for any proposed garage/carport should be shown based on LUC Section 3.2.6.5.B.2. Show this on the plan. 4. D.S. 2-02.2.1.A.12 The proposed private street does not meet any of the standard cross sections shown in D.S. 3-01.0 and requires a Development Standard Modification Request (DSMR).
