| 02/01/2008 | TERRY STEVENS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Terry Stevens Lead Planner PROJECT: S08-002 3225 E. Kleindale Minor Subdivision TRANSMITTAL: 02/01/08 DUE DATE: 02/05/08 COMMENTS: 1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a minor subdivision plat. If, at the end of that time, the minor subdivision plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this minor subdivision plat is 01/07/09. 2. DS 2-03.6.1.D In the location map, the street names are not legible. Minimum font size is 12 pt. Revise. Clearly indicate the City's jurisdictional limits on the location map. In the township, range and section description of the location map the range is indicated incorrectly as 13 east, should be 14 east. Revise. 3. DS 2-06.6.1.K Case number S08-002 has been assigned to this minor subdivision plat. Please place this number in the right corner of all sheets of the plat, landscape plan, NPPO, and any other associated sheets. Remove the S05-085 number form the lower right corner of page 1 of 2. Correct the numbering of pages. Remove the dates from the lower right corners of all pages. (May 2006, May 2007, etc) 4. Remove all setback lines and call outs for the setbacks from the final plat page. 5. The one (1) foot no access easement is located in the wrong location. The no access easement is required along the east side of the west side of the fifteen (15) foot easement only on Lot 1. Remove 1' NAE from the perimeter of the plat. Revise detail A which shows the 1' NAE on the adjacent property. 6. On the supplemental site plan page provide the following: a. Lot coverage calculations for each lot. b. Indicate the vehicular use area on each lot. c. Indicate all utility lines (electric, gas, water, sewer) connecting to each unit. d. Indicate all porches. e. Indicate the distance from property lines to all structures. Remove generic setback lines. f. If applicable, indicate any proposed easements for existing utility lines also provide on final plat page. g. Correct the 1' NAE as per comment #5. Remove from along the front of the property. h. Remove keynote #2. Easements are recorded by the final plat not by separate instrument. i. Label all dwelling units as either single family or duplex. The units on lot 2 and lot 3 can only be single family residences. 7. In the title block, revise the legal description on all pages to read: "A resubdivision of Lot 8, Block 6 Rillito River Side Acres" 8. It appears that parking spaces are being added to Lot 1. If adding parking spaces then the new parking spaces must meet all of the applicable code requirements. (additional parking spaces are not a code requirement) If no additional parking spaces are being added indicate this area as vehicular use area. Remove parking calculations from the plan. 9. Remove general note #3 from the final plat. The indicated easement is not a private street. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 TLS C:\planning\cdrc\finalplat\S08-002fp.doc |

| 02/07/2008 | CDRC1 | PIMA COUNTY | WASTEWATER | Denied | Feb 4, 2008 To: Rose Duarte-Pina, E.S.P., LLC Thru: Patricia Gehlen, CDRC Manager City of Tucson Development Services Department ____________________________________ From: Felipe Ip, Sr. Civil Eng. Assistant Development Review Division Pima County Development Services Department Subject: Final Plat/Site Plan (Lot-split) 3225 E. Kleindale, 1st submittal S08-002 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Add the project number, S08-002, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc). The signature and seal of an Arizona Registered Land Surveyor must be shown on each sheet. Final Plat Sheet 1: Correct the spelling mistake in General Note 12. Site Plan Sheet 1: Please remove some of the overlapping and cluttering of the labels for the parking spaces. Site Plan Sheet 1: Add a Permitting Note so it states: A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT. Site Plan Sheet 1: Add a General Note so it states: MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWERS (HCS) TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER. Site Plan Sheet 1: Are all private sewers existing, and no new sewers will be constructed? If yes, add a General Note so it states: THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED. Final Plat Sheet 1: Consider labeling the 15’ driveway access as ‘15’ DRIVEWAY ACCESS/UTILTY/PRIVATE SEWERS EASEMENT BY FINAL PLAT’ (if there is private HCS in that driveway). Site Plan Sheet 1: Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Revise the Legend block accordingly. Is there an existing approved operation and maintenance plan for the on-site private sewers? If yes, please provide documentation such as recorded Covenants, Conditions and Restrictions (CC&R) or a recorded Joint Sewer Use and Maintenance Agreement with the recording information (Docket and Page numbers). If not, who is responsible for maintaining the private sewers (i.e., Lot Owners Assoc.)? If a JOINT SEWER USE AND MAINTENANCE AGREEMENT for the portion of the on-site private sewers that are shared by proposed lots is required, such agreement will need to be reviewed and approved by Ms. Ilene Deckard of the Pima County Regional Wastewater Reclamation Department (740-6544). Before this office will be able to approve this lot split, the new Joint Use and Maintenance Agreement will also need to be recorded. Site Plan: Revise the site plan to show and label all public sewer elements that are located within 100’ or shown on this project. Label existing sewer lines with their Pima County construction plan numbers, pipe sizes, pipe materials, and flow arrows. Label all public manholes that are downstream from existing House Connection Sewer (HCS) for this project with their IMS numbers and invert elevations. For example, label the existing public sewer main on Kleindale Rd. as EXIST. 10” VCP G-145 and the existing public manholes as EXIST MH 8843-01, EXIST MH 9811-43A and EXIST MH 3883-01. Existing public sewer information may be found on the PCRWRD Maps and Records (5th floor) or on the PCRWRD and PCDOT MapGuide internet websites. Site Plan: Please verify the correct locations of the existing HCSs for houses on Lots 1, 2 and 3, and how the HCSs connect to the public sewer on Kleindale Rd. Based on our records, the HCSs do not tap into the public MH#9811-43A. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. If you have any questions regarding the above mentioned comments, please do not hesitate to contact me at 520-740-6706. CC: Project file |
