If no, who is responsible for maintaining the private sewers (i.e., Lot Owners Assoc.)? If a JOINT SEWER USE AND MAINTENANCE AGREEMENT for the portion of the on-site private sewers that are shared by proposed lots is required, such agreement will need to be reviewed and approved by Ms. Ilene Deckard of the Pima County Regional Wastewater Reclamation Department (740-6544). Before this office will be able to approve this lot split (or Record of Survey), the new Joint Use and Maintenance Agreement will also need to be recorded. Provide a site plan that shows all the existing sewers and utilities to accompany the next submittal. The plan needs to show and label all public sewer elements that are located within 100’ or shown on this project. Label existing sewer lines with their Pima County construction plan numbers, pipe sizes, pipe materials, and flow arrows. Label all public manholes that are downstream from existing Building Connection Sewer (BCS) for this project with their IMS numbers and invert elevations. Existing public sewer information may be found on the PCRWRD Maps and Records (5th floor) or on the PCRWRD and PCDOT MapGuide internet websites. It is recommended that you attend a Subdivision Design Review Committee (SDRC) meeting to discuss about this lot-split proposal. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of plans and response letter. The 32-foot-wide section is that portion of the river park west of the cantilevered section on the Lowe's property. Please indicate that the Pantano Wash and the bank protection are dedicated to Pima County or the Pima County (Regional) Flood Control District, as appropriate. 2) To facilitate access to the river park for maintenance purposes, the City will need an access easement along the northern boundaries of Lots 1 and 2, and curving around lot 2 to the southeast, connecting to the northern terminus of the river park. There are existing parking area access lanes (PAALs) in this area. Please show the access easement, dedicated to the City of Tucson by plat.
