The subject submittal has been reviewed. We offer the following comments:

Final Plat:

1. Provide the standard margins as required by D.S. 2-03.6.1.B.
2. Provide a location map, on the first sheet, that includes all the information listed in D.S. 2-03.6.1.D.1, 2, 3, and 4.
3. Place the words "Book _____, Page ______"in both the upper and lower right corners outside the margin lines as required by D.S. 2-03.6.1.G.
4. Provide the correct S(YR)- _______ case number and the C9 -___ - ____ rezoning case number (D.S. 2-03.6.1.K.).
5. Provide the name of the City Clerk (Roger W. Randolph) in the Approvals Block.
6. Add a general note stating that this plat is subject to the conditions of Rezoning Case number C9 -___ - ____, as required by D.S. 2-03.6.2.D.
7. It is not clear if new right of way is being dedicated by this plat. If additional right of way is proposed to be dedicated, call out the dedication and its dimension(s) on the plat D.S. 2-03.6.3.B.2.a.
8. Provide, in the Dedication Block, additional dedication language concerning proposed easements and common areas (if applicable) D.S. 2-03.6.3.B.2.b & c.).
9. The proposed underground detention/retention basins shall be within drainage easements, to help future maintenance and to prevent accidental damage to the underground facilities.
10. Provide the width of all easements as required by D.S. 2-03.6.4.A.
11. Clarify if a cross access easement is required for this project.
12. Show a no-vehicular access easement where applicable D.S. 2-03.6.4.H.
13. Show detention/retention areas in a surveyable and readily retraceable manner. Additionally call out detention/retention areas (D.S. 2-03.6.4.I.).
14. For maintenance purposes, it appears that CC & R's are needed for this project. Address this issue and provide a copy of the CC & R's document, for review, if applicable.
15. Clarify if common areas are required for this project. If so, the Dedication Block shall be revised accordingly.
16. It appears that the project contains some onsite and offsite work that requires Assurances. Provide a complete assurances package with the next submittal.
17. If the assurances are submitted in the form of a Third Party Land Trust, a "Beneficiary" block shall be provided as required by (D.S. 2-03.6.3.C.).
18. Provide an Engineer Certification for detention/retention information shown on the Plat.
19. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3.

Prepare a detailed response that explains the revisions that were made and references the exact location on the Final Plat where the revisions were made.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is February 12, 2010.

2. D.S. 2-03.6.1.D.2 Provide a location map in the upper right corner of the first sheet.

3. D.S. 2-03.6.1.D.2 Clearly shown the City's Jurisdictional limits on the location map. Most of the area within section T15S, R14E, S18 is located within PIMA County jurisdictional limits.

4. D.S. 2-03.6.1.GPlace the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The PDEQ and the PCRWRD hereby approve the above referenced submittal of the Final Plat as received by us on February 12. 2009.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
