The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. This project will be tributary to the Roger Road Wastewater Treatment Facility via the SCI and NWO.
Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The tentative or preliminary plat for this project cannot be approved until a copy of this letter has been received by this office.

2. All Sheets: Show the jurisdiction's case number, S07-204, in or near the title block of each sheet. This case number should be shown larger and bolder than any associated cross-reference numbers.

3. Sheet 1: Wastewater Management Note #2 change the word tits to its.

4. Sheet 1: Revise Wastewater Management Note #4 to read as follows:


THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

5. Sheet 2: Show the public sewer continuing north along Nogales Hwy and along Valencia Rd.

6. Sheet 2: The public sewer size in Nogales Hwy is 10" not 24" as shown on this plan.

7. Sheet 2: Show the construction plan # for public sewer lines shown on this plan.

8. Sheet 2: Show directional flow arrows for both the proposed and existing sewer lines on plan.

9. Sheet 2: Indicate the IMS# with rim and invert elevations for all public manholes.

10. Sheet 2: In the Legend revise the pipe size of the symbol shown for both existing and proposed sewer lines.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the tentative or preliminary plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

01/17/2008 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Any required storm water detention/retention basins shall be landscaped to enhance the natural configuration of the basin. Design criteria are set forth in Development Standard and in the conditions of rezoning. 10-01.0. LUC 3.7.4.3.A

2) All lettering and dimensions shall be the equivalent of twelve (0.12") point or
greater in size. DS 2-05.2.1.A

3) A minimum two (2) inch layer of organic or inorganic material (i.e., decomposed granite, rock mulch, or other material) will be used as ground cover under and around the vegetation in landscaped areas to help cool soil areas, reduce evaporation, and retard weed growth per DS 2-06.5.2.C. Revise general Note E on sheet L-1.

4) Canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk).
Revise the Phase 2 portion of the landscape plan as necessary. LUC 3.7.2.3.A

5) Add the CDRC case number and any related case numbers, such as rezoning, to the landscape and native plant preservation plans. DS 2-07.2.1.B

6) The loading area near the southwest corner of the site is required to be screened per LUC table 3.7.2-I. Revise the landscape and development plans to specify the required walls (west and south sides).

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is January 03, 3009.

2. It appears that the proposed zoning for this project has changed. Per re-zoning case # C9-06-10 and PDP-1, revised 06/23/06, the proposed zoning was C-1 & C-2. Per the submitted tentative plat the proposed zoning is all C-2. This change will require a new re-zoning, contact, Michael Wynekin @837-4955.
