The tentative plat has been reviewed for conformance with Department of Environmental Quality requirements. Please note the following comments:

Revise General Note 17 as follows: Sewage disposal for lots 1 – 4 will be served by individual on-site disposal systems.

While conceptual disposal areas have been identified, please provide design calculations to ensure the areas shown can accommodate an on-site disposal system for a four-bedroom house using the established Soil Absorption Rate (SAR). Additionally, please label the areas as primary and reserve.

While soil test data has been provided, please locate the location of the test holes on the plan or provide a separate site plan to accompany the soils data.

It appears a portion of the conceptual leach field, shown on lot 4, falls within a designated easement.

In accordance with Pima County Code 7.21.038, prior to approval of a subdivision for which on-site disposal systems are proposed to be used the subdivider shall obtain the approval of the department for this method of sewage disposal. Please explain why connection to public sewer is not being utilized for this development.

Any grading land clearing or earthmoving of more than one acre, more than 50 feet of road construction, or more than 300 feet of trenching will require an Air Quality Activity Permit.
These permits must be obtained prior to commencement of construction.

COMMENTS: CONDITIONAL APPROVAL - ADDRESS THE FOLLOWING:

1. Per DS 2-03.2.3.H, regarding buildings:
A) for records, on sheet 2 please show the setbacks for existing residence to new lot lines shared with lots 2 and 3.
B) I acknowledge letter for existing workshop on lot 1 to have a reduced setback against lots 2 and 3. For records, show those proposed setback dimensions on sheet 2.

2. Per LUC 3.2.5.1.A, a detached accessory structure cannot be on a lot by itself - it has to be secondary to a principal structure. The response provided indicates on the drawing that the structure will be removed from proposed lot 3, but a note included in the submittal from the property owner indicates that the structure is to remain during construction. Contact William Balak at 837-4952 for information on whether the structure qualifies for a Temporary Use Permit and follow up on that process. If a TUP is not approved, the structure must be removed before the plat is approved. Provide documentation of TUP on resbumittal.

3. Per DS 2-03.2.4.J Regarding easements:
A) Please clarify if there is a 20' utility or access easement serving over the east part of lot 1 and the west part of lot 2. It is not clear what those dashed lines are.
B) There are several dashed lines shown on the street frontage - and sides - of each lot - if they are easements please call out. If they are setback lines, dimension and keynote as such on both sheets 1 and 2. Note that if it is the limit of grading line, please show those lines on sheet 2 only.
