The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Site plan: Please show the footprint of the existing structures on the proposed lots. Also, show the boundary of the two proposed lots.
Please include the Record of Survey Final Plat with the next re-submittal, like what you had in the first submittal.
Please check the language of the dedication of the NO-ACCESS easement on the final plat with the City of Tucson.
Do not re-submit without the Record of Survey Final Plat.
This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.


The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is December 17, 2008.

2. Zoning acknowledges receipt of the Disclosure of Physical Conditions and Affidavit. If no assessed fees explain how Common Elements C & D will be maintained. Provide documentation on how the condo conversion meets the requirements of LUC Sec. 4.1.9. If the project is currently under construction and the units have not been leased the requirements of LUC Sec. 4.1.9 may not apply.
