The project can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that where made and references the exact location in the Final plat and the CC & R's where the revisions were made: 1. All lettering and dimensions will be the equivalent of twelve point or greater as required by D.S. 2-03.6.1.C. 2. Provide the correct S(YR)- _______ number (D.S. 2-03.6.1.K.). 3. Include the basis of bearing and the tie to the basis of bearing (D.S. 2-03.6.5.C.1) 4. Revise the "Certification of Survey" verbiage to match the verbiage in D.S. 2-03.6.3.A. 5. Remove the words "Pima County" from second paragraph of the Dedication. Additionally, move the third line, in the second paragraph, to the second line for a logical continuation of the sentence. 6. Replace the word "weather" with the word "whether" in the third paragraph of the Dedication. 7. Kathleen Detrick will be retiring soon. Thru: Patricia Gehlen, CDRC Manager City of Tucson Development Services Department ____________________________________ From: Felipe Ip (520-740-6706), representing the Pima County Departments of Regional Wastewater Reclamation and Environmental Quality Subject: Adobes on 17th Lots 1 & 2 Final Plat – 1st Submittal S07-187 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. A site plan that shows the existing public and private sewers that are serving the two proposed lots is required. The plan will need to show and label all public sewer elements that are located within 100’ or shown on this project. Label existing sewer lines with their Pima County construction plan numbers, pipe sizes, pipe materials, and flow arrows. Label all public manholes that are downstream from any existing and proposed House Connection Sewer (HCS) for this project with their IMS numbers, and rim and invert elevations. For example, label the existing public sewer on W 17th St. as EXIST. 8” VCP G-30 and the existing public manholes as EXIST MH9864-17 and EXIST MH 9864-18. Existing public sewer information may be found on the PCWMD Maps and Records (5th floor) or on the PCWMD and PCDOT MapGuide internet websites. Add the project number, S07-187, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc). Since the two proposed lots will be sharing a single House Connection Sewer (HCS), the project will need a JOINT SEWER USE AND MAINTENANCE AGREEMENT. The agreement will need to be reviewed and approved by Ms. Ilene Deckard of the Pima County Wastewater Management Department (740-6544). Before this office will be able to approve this lot split, the new Joint Use and Maintenance Agreement will also need to be recorded. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is December 17, 2008. 2. D.S. 2-03.6.1.C All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size to facilitate reproduction and photographically reduced (microfilm) for record keeping. Lettering shown on the location map is too small. 3. D.S. 2-03.6.1.D.2 Label all subdivisions by book and page number on the location map. 4. D.S. 2-03.6.1.D.2 Label the railroads within the section. The Union Pacific as a line that runs across the northeast corner of the section and one that runs parallel to Jacobus Ave. 5. Please clarify what the 1' NO ACCESS EASEMENT, located along the south and east property lines is for. This access easement will prohibit both pedestrian and vehicular access. If this is to prohibit vehicular access it isn't clear why it would be necessary. 7. Provide documentation on how the condo conversion meets the requirements of LUC Sec. 4.1.9. If the project is currently under construction and the units have not been leased the requirements of LUC Sec. 4.1.9 may not apply.
