The Final Plat (FP) and Assurances cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. All references to the subdivision on the assurances and/or other documents submitted with the assurances shall match the title block of the final plat verbatim. Documents with different or not matching the title block of the final plat will be denied pending corrections.
3. The submitted assurances and documents must contain original signatures. Copies of the signatures on the assurances/documents will not be forwarded to the City of Tucson attorney for review.
3. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the Easements with Covenants and Restrictions Affecting Land ("ECR") document. See example attachments.
4. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the final plat mylar.

This is an example of how the maintenance note should read.

Detention/Retention basin inspection and Maintenance note:

A. The responsibility of operating and maintaining a local detention basin rests with the owner of the facility.

B. (a.) That the owner(s) shall be solely responsible for, operation, maintenance and liability for the drainage basin(s); (b.) That the owner(s) shall have an Arizona registered professional engineer prepare a certified inspection report for the drainage and detention/retention facilities at least once a year, and that these regular inspection reports will be on file with the owner for review by city staff, upon written request; (c.) That city staff may periodically inspect the drainage and detention/retention facilities to verify scheduled and unscheduled maintenance activities are being performed adequately; and (d) That the owners(s) agree to reimburse the city for any and all costs associated with maintaining the drainage and detention/retention facilities, should the city find the owner(s) deficient in their obligation to adequately operate and maintain their facilities.

The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make any necessary corrections and submit the following documents:

(2) Title reports current within the last thirty (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) * 81/2"X11" copy of plat
(1) * Check in the amount of $20.00 per plat page for recorded plat distribution made payable to the local print company that has access to Pima County Recorders on line platting system or provide an account number to charge.
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page and fees for consent(s) to dedicate, if applicable.
(2) Executed and notarized CC&R's document (if applicable) and Assurance Package (if applicable). One original set and one copy of each.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 5-6 weeks from the date submitted to the date scheduled for Mayor and Council approval.
