This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. 07/11/2008 | STEVE SHIELDS | ZONING | REVIEW | Approv-Cond | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: Wal-Mart Store #4684-00 - Tentative Plat Valencia & Alvernon S07-158 (3rd Review) TRANSMITTAL DATE: July 11, 2008 DUE DATE: July 31, 2008 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. The Zoning Review Section conditionally approves the tentative plat/development plan for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements. D.S. 2-05.2.4.D.P Parking space detail 1/C2 has been removed from the plan and appears to be relocated to Sheet C6. Per LUC Section 3.3.7.2 provide the "A" Parking Angle, "C" Space Depth, "E" Curb Length on the detail. D.S. 2-05.2.4.D.Q The bicycle parking calculation is not correct. Based on 497 vehicle parking spaces provided, 497 x 8% = 39.76. Per LUC 3.3.3.8 Fractional Amounts. When the final result of the calculation of required motor vehicle and bicycle parking spaces results in a fractional number, a fraction of one-half (½) or more is adjusted to the next higher whole number, and a fraction of less than one-half (½) is adjusted to the next lower whole number. This said the total number of required bicycle parking is forty (40). Please revise the bicycle parking calculation. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956. 07/24/2008 | GLENN HICKS | COT NON-DSD | PARKS & RECREATION | Approv-Cond | PARKS AND RECREATION DEPARTMENT COMMENTS City of Tucson CDRC – Community Design Review Committee CASE NAME & NUMBER: S07-158, Wal-Mart Store #4684-00, TP/DP Southwest corner Valencia & Alvernon Submittal #: 3 COMMENTS DUE: 7/31/08 COMMENTS SENT: 7/22/08 Items reviewed: Tentative Plat/Development Plan and Landscape Plan Related: rezoning - N/A, being developed under existing I-1 zoning land use plan(s) – General Plan Parks and Recreation Department Staff has reviewed this proposal and offers the following comments: CONDITIONALLY APPROVED – Subject to revising landscape plans as per comment #1 below. No resubmittal to Parks required. See comment #2 regarding the potential future dedication of a trail easement. Please remove all references to a 35-foot-wide trail easement on the landscape plan. Although staff is requesting such a dedication (see comment #2 below), it is our understanding that an agreement to dedicate has not been reached yet. As per previous comments, staff requests dedication of a 35-foot-wide, public, non-motorized recreational trail easement to the City of Tucson, along the southern 35 feet of the site, for a trail along the Rodeo Wash. Discussions with the developer’s representatives continue, and if agreement is reached, the easement may be dedicated in the future, either by final plat or separate instrument.
