COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 31, 2009.

2. D.S. 2-03.6.1.D.3 Show the section corners on the location map.

3. D.S. 2-03.6.1.D.4 Show the City's jurisdictional limits on the location map. North of W. 40th Street and north of I-10 is South Tucson.

4. D.S. 2-03.6.2.A Provide as a general note "THE GROSS AREA OF THE SUBDIVIDSION IS ______ ACRES."

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 1: In the Dedication Block, second paragraph, first line after the word PUBLIC add the words AND PIMA COUNTY.

Sheet 2: Show the existing utility easement Dkt 3460 Pg 299 as shown on the tentative plat.

The tentative plat will need to be revised because of something we missed on previous submittals. The proposed building encroaches on the public sewer easement on property. Abandon the public sewer on site to private and construct a new public manhole just inside the property line downstream of #5757*01. Show this on sheet 2 of the tentative plat and resubmit the tentative plat @ no charge.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the submitted Final Plat and a copy of the Title Report. The Final Plat is not approved at this time. The following items need to be addressed:


FINAL PLAT COMMENTS:

1) DS Sec.2-03.6.1.D.4: Revise the project location map to show the jurisdictional limits of the City of Tucson and the City of South Tucson that fall within the 1 square mile area shown.

2) DS Sec.2-03.6.1.E: Revise the Final Plat to provide a small index drawing or label showing what is on each of the 2 sheets. All plats containing more than 1 sheet must contain a small index drawing of the site, the exception is for plats that have only 2 sheets the project location map required in DS Sec.2-03.6.1.D may be used as the index map.

3) DS Sec.2-03.6.2.A: Revise General Note #1 to read per the Development Standard; "The gross area of this subdivision is ____ acres" Leave out the wording "more or less."

4) DS Sec.2-03.6.2.H: Revise General Note #5 to state the following: "There will be no further division of lots without the expressed approval of the City of Tucson." Remove the portion of the word "sub" in front of division.

13) DS Sec.14.3.2: Provide a note on the Final Plat stating that, (a) the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and retention basins; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and retention facilities at lease once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and retention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with the maintaining of the drainage and retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities."


GENERAL COMMENTS:

Provide a revised Final Plat and easement abandonment's at resubmittal. The revised Final Plat must address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

Further comments may be generated upon resubmittal of the Final Plat.
