The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 1: In the Dedication Block, second paragraph, first line after the word PUBLIC add the words ,PIMA COUNTY.

Sheet 1: Add a General Note that states:

THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is September 30, 2008.

2. D.S. 2-03.6.1.F Provide a reduced-scale map of the entire Planned Area Development (PAD) District on the first sheet, indicating the location of the portion being developed.

3. D.S. 2-03.6.1.H Clarify what Common Elements there are? It appears that there would be Common Elements for parking and landscape areas, if so list them in the title block.

4. D.S. 2-03.6.1.H Since this is a re-subdivision of the existing La Entrada subdivision indicated in the title block that this plat is "RESUBDIVISION OF LA ENTRADA BK 37, PG 60"

5. D.S. 2-03.6.1.K Place the S07-149 subdivision case number assigned to the plat in the lower right hand corner of the plat next to the title block.

6. D.S. 2-03.6.4.C Label each Common Element individually with a separate letter designation. Enclose with a solid line each common element.

7. Provide documentation on how the condo conversion meets the requirements of LUC Sec. 4.1.9.1 & .2.

8. Sheet 2 of 6, it does not appear that the parking located along the north property line matches the parking shown on the provided last approved site plan. Parking spaces #1, 2 and possibility #3 do not meet the minimum 18 foot depth requirement. Provide documentation that shows that these changes were permitted.

9. Sheet 2 of 6, the covered parking shown along the north property line and along the east side of the west parking area access lane (PAAL) does not match what is shown on the provided last approved site plan. Provide documentation that shows that these changes were permitted.

The Final Plat and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. If the plat contains more than one (1) sheet, a small index drawing of the site showing the area represented on each sheet is to be placed on the first sheet………per 2-03.6.1.E.
3. Please re-label all common elements that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the Final Plat. A key note explaining the labels could be used in conjunction with the labels, ie.:

Drainage Statement:

2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
5. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
