Easy Street β lot split; 1st submittal S07-142 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Provide a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The site plan and the record of survey for this project cannot be approved until a copy of this letter has been received by this office. Add the project number, S07-142, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc) Label the properties surrounding the proposed project site (e.g. Parcel ID). In DEDICATION: Add PIMA COUNTY between THE PUBLIC and AND ALL UTILITY COMPANIES. Add a General Note so it states: MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWERS (HCS) TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER. Revise the plan to show all HCS connections (existing and proposed) to the public sewers that will provide sewer services separately for Lots 1 to 4. Label all HCS as PROPOSED or EXISTING. Show the actual footprints of the two existing houses and their HCS connections. Add a label or keynote to each proposed HCS that states βNew HCS per PCWMD Engineering Directive ENG-2005-01β. If the lots are to share a private HCS, the project will need to create a Sewer Access Easement for the HCS and a JOINT SEWER USE AND MAINTENANCE AGREEMENT for the portions of the private sewers that are shared by proposed lots. The agreement will need to be reviewed and approved by Ms. Ilene Deckard of the Pima County Wastewater Management Department (740-6544). Before this office will be able to approve this lot split (or Record of Survey), the Joint Use and Maintenance Agreement and the easements will also need to be recorded. Also, provide the docket and page for the easements shown in Lots 3 and 4. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a record of survey. If, at the end of that time, the record of survey has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this record of survey is September 24, 2007. 2. This project was reviewed for compliance with the Development Standards 2-03.11.0 and with the Land Use Code Section 2.3.5, R-2 zoning requirements. 3. I acknowledge the location map is well done, thank you. Please darken the roads to allow for better copying to be done. 4. Per DS 2-03.11.8.B.1, please add the Development Services case number "S07-142" near the title block. 5. This project appears to show the division of one (1) existing lot into four (4) lots. In fact, the city already approved the division of the original 20,313 square foot lot into two (2) lots in May of this year. As this is the case, please show the following revisions: A) change the line weight of the proposed lot line (the North/South orientation) and add to key map B) add a note to General note 3 that clarifies the square footage of each of the two existing lots that were approved by the city. 6. Per DS 2-03.11.11.A, regarding easements: A) vehicle access is permitted for only two (2) units off the same driveway - per LUC 3.2.8. Place a 1' wide No Vehicular Access Easement over lots 1 and 2 to ensure vehicle access to lots 1 & 2 is not accomplished through the driveway for lots 3 & 4. Place the easement notation running parallel to- and on the east side of - the proposed north south lot line that separates both lots 2 and 3 and lots 1 and 4. B) In addition, revise the easement notation proposing a 23' wide ingress/egress/utility easement. Revision should indicate only a 5' wide UTILITY easement on the west portion of lots 1 and 2 -NOT INGRESS/EGRESS - in this area. C) Place the words "Docket______, Page______" next to the proposed easements, and provide copies of their recordation. D) Please provide documentation the 15' wide existing "TG&E" easement on lots 3 & 4 has been abandoned, and note it's recordation of abandonment on the drawing. 7. Per DS 2-03.11.12.D, please revise the square footage notes of lots 2 and 3 - they are smaller than lots 1 and 4, yet accidentally have the same square footage noted. 8.
