The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The final plat can not be approved until the tentative plat has been approved (D07-039).

This office will require a revised set of blue lines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

The subject project has been reviewed. The project can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that where made and references the exact location in the drainage report and the development plan where the revisions were made:

1. General Note #1 states that the parcel is 10.09 acres. The plat, on Sheet 2 of 2, states that the net area is 8.38 acres. Clarify what the net area is and the purpose of showing it on the plat. The easement information shown on the plat does not match the easement information included in the title report (e.g. 16' Public Drainage Easement, 1' access control easement, etc. are not listed in the Title Report). Provide a revised title report that includes all the existing easements shown on the plat and revise the plat easement information in accordance with the title report information. Include recordation information, locations, dimensions and the easements purposes. In response letter, please state whether the items (numbers) of Schedule B are shown on the plat and state whether status of those easements that are to be abandoned or vacated.
2. The existing electrical easements do not appear to be needed. Additionally, it appears that the location of at least one of the electrical easements conflicts with the location of the proposed building. It appears that the electrical easements need to be abandoned.
3. Fill in the missing number information for the 30' sewer easement and the 1' access control easement.
4. The easement described in General Note #9 is described as the "CC & R's" in the Title Report. Clarify this issue and show the location of this easement on the Plat.
5. Clarify Item #13 in the Title Report (i.e. Access Via 22nd Street and thru Common Area "A"). Show the location of this access and Common Area "A".
6. Show all applicable 100-year floodplain for all flows of 100 cfs or more in a surveyable and readily retraceable manner with frequent ties to intersecting lots line as required by D.S. 2-03.6.4.F.
7. Kathleen Detrick has retired and she has been replaced by Roger W. Randolph. Revise the "Certification of Approval" text accordingly.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of submittal to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before September 24, 2008.

2. There are several subdivisions within the Square mile on this development. Only two of the subdivisions were referenced in the location map. Review the following website to verify the missing subdivisions, http://tdotmaps.transview.org/mapguide_mwf_DevServ.htm. Add the missing subdivisions to the location map.

Previous Comment 2: Please show the subject property approximately centered within a one (1) square mile area. Identify subdivisions within the square mile area referenced by book and page numbers.

Previous Comment 4: Case number S07-137 has been assigned to this final plat. Please place this number and the rezoning case number C9-96-10 in the right corner of all sheets of the final plat.

5. Kathleen Detrick has retired since the last submittal of the final plat. Revise the City of Tucson Clerk's name under the Certification of Approval text block to Roger W. Randolph.

6. Provide on the plan the approval stamp required by CDRC. This is available on the City of Tucson web site by typing in CDRC in the search line. Provide this stamp near the lower right corner of the plat.

7. Ensure that existing or proposed easements depicted on the final plat are also depicted, labeled, dimensioned and recordation information added on the tentative plat.

8. The one-foot no access control easement is not very legible on the plan therefore it is not clear where the easement starts or ends. Revise as required.

9. Any abandonment of existing easements must be done prior to approval of the final plat. The recordation information must be added on the plat. Remove PCR from the plat and add abandoned by Docket____ Page ____.
