09/27/2007 | STEVE SHIELDS | ZONING | REVIEW | Approv-Cond | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: Target Fulfillment Center West S07-0131 Final Plat TRANSMITTAL DATE: September 27, 2007 DUE DATE: October 05, 2007 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The Zoning Review Section conditionally approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements. 2. Zoning is not clear what is happening with the easements that were proposed to be abandoned per the first submittal. On the first submittal there was a "30' ACCESS & PUBLIC UTILITY EASEMENT DKT 12017 PG 6522 TO BE ABANDONED BY SEPARATE INSTRUMENT" shown on sheet 2. There was also a "TEP 10' EASEMENT DKT 6245 PG 618 TO BE ABANDONED BY SEPARATE INSTRUMENT" shown on sheet s 2 & 3. On this submittal the information about "TO BE ABANDONED BY SEPARATE INSTRUMENT" has been removed from the plan. Please clarify if these easements are to be abandoned. If these easements are to be abandoned show them as "EXISTING (description of easement) TO BE ABANDONED PER DKT_____ PG_____". If these easements are to remain than disregard this comment. Provide the recordation information, docket and page, on the plat for the easements that are shown to be abandoned. 3. Additional comments may be forth coming depending on how each comment has been addressed. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956 C\planning\cdrc\finaplat\S07-131fp-2nd.doc |
