COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Zoning Review Section conditionally approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

2. Zoning is not clear what is happening with the easements that were proposed to be abandoned per the first submittal. On the first submittal there was a "30' ACCESS & PUBLIC UTILITY EASEMENT DKT 12017 PG 6522 TO BE ABANDONED BY SEPARATE INSTRUMENT" shown on sheet 2. There was also a "TEP 10' EASEMENT DKT 6245 PG 618 TO BE ABANDONED BY SEPARATE INSTRUMENT" shown on sheet s 2 & 3. On this submittal the information about "TO BE ABANDONED BY SEPARATE INSTRUMENT" has been removed from the plan. Please clarify if these easements are to be abandoned. If these easements are to be abandoned show them as "EXISTING (description of easement) TO BE ABANDONED PER DKT_____ PG_____". If these easements are to remain than disregard this comment. Provide the recordation information, docket and page, on the plat for the easements that are shown to be abandoned.

3. Additional comments may be forth coming depending on how each comment has been addressed.

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat received by us on September 21, 2007.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make any necessary corrections and submit the following documents:

(2) Title reports current within the last thirty (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) * Check in the amount of $8.50 per plat page for Mayor & Council distribution made payable to the local print company of your choice or provide an account number to charge.
(1) * Check in the amount of $55.00 per plat page for recorded plat distribution made payable to the local print company of your choice or provide an account number to charge.
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page.
(1) Executed and notarized CC&R's document (if applicable).

*Please do not combine the checks for the printing charges. They are processed at different times and require separate checks. An account number is also acceptable and you can include this information on your transmittal sheet when submitting the above listed items.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 5-6 weeks from the date submitted to the date scheduled for Mayor and Council approval.

THE FINAL PLAT MYLARS MUST BE REVIEWED AND APPROVED BY PIMA COUNTY ADDRESSING PRIOR TO SUBMITTAL TO THE CDRC OFFICE. APPROVAL MUST BE IN WRITING (E-MAIL IS OKAY).

THE FINAL PLAT MYLARS MAY NOT BE SUBMITTED UNTIL THE TENTATIVE PLAt (D07-0028) HAS BEEN APPROVED.
