The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. All Sheets: Show the jurisdiction's case number, S07-125, in or near the title block of each sheet. This case number should be shown larger and bolder than any associated cross-reference numbers.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS:


1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of the final plat. If, at the end of that time, the final plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this final plat is August 16, 2008.

2. This project was reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS) requirements. Specifically, the format of the project is reviewed per DS 2-03, and the condo requirements are from LUC

3. Per DS 2-03.6.1.D.2, provide the names of all recorded subdivisions, with Book ___ Page ____ reference - listed under the location map

4. Per DS 2-03.6.1.K, please list subdivision case number S07-125 near the title block.

5. Per DS 2-03.6.2.H, in general note 6, please add that no further subdivision of the overall site will occur either without permission of the city.

6. Per DS 2-03.6.3.D, in the APPROVAL paragraph, provide a comma after the word "Arizona" and change the year to 2007.

7. Per DS 2-03.6.3.D., in the RECORDING paragraph, provide a period after each letter "S" in the abbreviation "S.S." And, provide a period before the "M" in the time slot.

8. Per DS 2-03.6.4.D, provide the square footage of common area B - list in the notes.

9. Provide a letter stating how conditions of LUC 4.1.9.2 will be met - building conditions notification. (I acknowledge the letter meeting LUC 4.1.9.1 provided, thank you.)

10. Please note, please provide information - i.e. site plan, etc. supporting this property was legally developed and has been 3 units. (Per the 1995 adoption of the LUC and DS, a 3 unit site is a commercial site requiring commercial parking, landscaping, screening, sidewalks, etc. The development does not meet the criteria of a commercial standard despite having three units.)

3. Remove the verbiage from the fourth paragraph of the DEDICATION section, replace "Pima County Records," with "Pima County Recorder." DS 2-03.6.3.B.2.

4. Change the date of the Approval Paragraph from 2006 to 2007. DS 2-03.6.3.D.

8. Corner tie information is to be provided on the plat. At least one corner of the subdivision must be tied by course and distance to a section corner or a quarter section corner.
