The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised Tentative Plat/Development Plan and Geotechnical Investigation Report (Speedie and Associates (19FEB07 with addendum 08AUG08). Engineering Division recommends conditional approval of the Tentative Plat/Development Plan at this time. The following items need to be addressed prior to Final Mylar submittal:


TENTATIVE PLAT/DEVELOPMENT PLAN COMMENTS:

1) Revise the Tentative Plat/Development Plan to remove General Note #8. Per the June 6, 2008 Zoning comment letter a lot combination covenant is not required.

2) Any significant changes required by other City of Tucson Review Departments will require a re-review of the revised Tentative Plat/Development Plan. If the changes from those Departments are to be made on the Mylar provide a comprehensive response letter clearly stating what revisions were made and where on the plan the changes took place.


GRADING PLAN:

3) DS Sec.11-01.2.1: For future reference a grading permit will be required for this project. A grading permit may not be issued prior to Tentative Plat/Development Plan Mylar approval.

4) Please ensure the grading plan is consistent with the Tentative Plat/Development Plan, Drainage Report, and Geotechnical Report. Grading standards may be accessed at: http://www.ci.tucson.az.us/dsd/DevStandsTOC.pdf.


GENERAL COMMENTS:

Please provide the Tentative Plat/Development Plan Mylar for review and approval that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

A) I acknowledge two DDO applications are in process for setback reductions for both buildings, cases T08SA00313 & T08SA00314. Should the DDOs be approved, and the 30 day appeal period passed uncontested, the tentative plat can be approved.

2. Per DS 2-05.2.4.Q, regarding bicycle parking:
A) Provide typical detail drawing for class 1 bicycle parking spaces please, we need to ensure the class 1 bike parking is within a secured area to protect the bike from theft
B) Sht. TP 2 has incorrect detail keynotes for both types of bicycle parking
C) New class 2 bike parking cannot be on pedestrian/accessible route per DS 2-09.3.2. Please revise the location of the parking, still keeping it within 50' of building entry.

3. Please re-number pages of plat to include pages from Stephanie Rowe, Architect.

4. On TP 1, remove general note 8. Per City Attorney, not needed.
