The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 1: Add a General Note that states:

THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED.

Sheet 1: In the dedication block, 4th paragraph, 3rd line after the word PUBLIC add the words ,PIMA COUNTY.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

submitted July 10, 2007. TEP is unable to approve the plat at this
time.



In order for TEP to approve the final plat, add the following paragraph
to the Dedication:



"AN EASEMENT IS GRANTED FOR THE PURPOSE OF ACCESS, INSTALLATION
REPLACING, REPAIRING AND MAINTENANCE OF ELECTRICAL METERS, CABLE AND
CONDUITS, WHICH GROUPED ELECTRICAL METERS ARE ATTACHED TO THE EXTERIOR
WALLS."



Show the requested dedication on the resubmittal of the final plat.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a plat. If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 09, 2008.

2. Change all references to "COMMON AREA" to COMMON ELEMENT on the plat.

3. Provide documentation on how the condo conversion meets the requirements of LUC Sec. 4.1.9

FINAL PLAT COMMENTS

1. Provide the scale for the location map DS 2-03.6.1.D.

2. When a final plat is a condominium conversion, common areas are referred to as "Common Elements." "Common elements" means all portions of a condominium other than the units. Revise the title block, plat view, details, symbols and all references to the common area on sheet one to indicate "common element" rather than "common area." A.R.S. 33-1202

3. Complete the subdivision case number located in the lower right hand corner of each sheet. DS 2-03.6.1.K.

4. Revise the verbiage in the 3rd paragraph of the dedication language to state "common element" rather then "common area." DS 2-03.6.3.

5. Revise the Final Plat Standard paragraphs on the first sheet so that they are listed in the following order for better understanding and clarity DS Sec.2-03.6.3:

1. Dedication Paragraph
2. Beneficiary Block Paragraph (if applicable)
3. Acknowledgement Paragraph
4. Approval Paragraph
5. Recordation Data Block Paragraph

6. Corner tie information is to be provided on the plat. At least one corner of the subdivision must be tied by course and distance to a section corner or a quarter section corner. The plat must include a description of that corner marker and an indication of how the bearings were determined. Provide the corner tie recordation information on the plat. DS 2-03.6.5.A.

7. Tie down one corner of each floor to an established point on the first floor or to an established survey monument. DS 2-03.6.5.A.

8. Provide bearings for the two north 20.20' and east 40.30' boundary lines. DS 2-03.6.5.B.

9. Indicate whether the distances and bearings between all monuments are measured or calculated. DS 2-03.6.5.C.5.

10. All boundary monumentation must be shown on the plat and labeled as found or set per DS 2-03.6.5. Revise the plat to show boundary monumentation for northwest and northeast corner of the subject property.

11. Provide a bearing and distance for the north boundary line. DS 2-03.6.5.B.

12. Additional comments could be forthcoming depending on how each comment has been addressed.
