The one-year expiration date for this tentative plat is July 28, 2010.

FINAL PLAT COMMENTS:
1) DS Sec.2-03.7.1.G, DS Sec.2-03.6.3.E: Financial assurances are generally required to be submitted as part of the final plat submittal. Exceptions to this requirement will be allowed if, in these instances, the City Engineer's Office is advised that the final plat submittal does not include the assurances. However, assurances must be submitted to the City Engineer's Office some time during this review phase. The final plat cannot be scheduled for Mayor and Council consideration until the assurances are approved by the City Engineer's Office. Verification of assurable items is required prior to approval of the final plat. If the improvements are not all completed, assurances will be required.
2) DS Sec.2-03.6.4.I, DS Sec.2-03.6.4.C: Label each common area individually with a separate letter designation. Enclose with a solid line each common area that will have separate restrictions. a) The CC&R's or Final Plat shall include verbiage regarding basin and other drainage improvement maintenance per section DS Sec.10-02.14.3.2. Add general notes to the Final Plat, or add verbiage to the CC&R's stating (a) that the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basin; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and the detention/retention facility at least once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and detention/retention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with maintaining the drainage and detention/retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities.
b) Add easement maintenance verbiage to CC&R's or a general note to the Final Plat cover sheet: All erosion protection, drainage improvements, and revegetation in all easements shall be the responsibility of the Shopping Center Association.
c) On the cover sheet of the CC&R's, the owner is stated as T&R; explain why Lapan and Malpais are not included, or revise CC&R's.
d) Add subdivision case number (S07-101) to the CC&R's.
e) An original signed copy of the CC&R's with all pages numbered will be required for Final Plat approval.
10) DS Sec.2-03.6.3: The Tucson City Clerk, Kathleen S. Detrick, has retired. All correspondence for the City Clerk should be addressed to Roger W. Randolph per the City Clerk's Office. 1. Sheet 1: DEDICATION: 2nd paragraph: Replace the word PUBLIC with PPIMA COUNTY

SUBJECT TO THE ABOVE, the Pima County Department of Environmental Quality and the Regional Wastewater Reclamation Department CONDITIONALLY approve the above referenced submittal of the Final Plat as received by us on July 28, 2009. The correction may be shown on the Mylar.
