Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. King Ave.(King Lot Split), 1st submittal S07-094 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. Provide a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The site plan and the record of survey for this project cannot be approved until a copy of this letter has been received by this office. 2. All Sheets: Add the project number, S07-094, to the title block of the sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc). 3. Sheet 1: Revise the plan to show the project Location Map on the upper right corner of the sheet. 4. Sheet 1: Add a Note so that it states: The number of lots proposed is 2. Provide legal description of parent parcel of the proposed lot split in the Title Block. Also, revise the plan to provide names, addresses, and telephone numbers of the owners of the site. 5. Sheet 1: Add a Permitting Note so it states: A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT. 6. Sheet 1: Add a General Note so it states: THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE AGREEMENT, IF REQUIRED. Label all public manholes that are downstream from any existing and proposed House Connection Sewer (HCS) for this project with their IMS numbers and invert elevations. For example, show and label the existing public sewer on W. King Ave. as EXIST. 8" VCP G-63-32. Existing public sewer information may be found on the PCWMD Maps and Records (5th floor) or on the PCWMD and PCDOT MapGuide internet websites. 10. Sheet 2: Revise the plan to show all connections (both existing and proposed) that will provide sewer services separately for these two lots. Show the pipe connections to the public sewers for the two existing houses on Parcel B, and label these connections as EXISTING HCSs. Show and label the proposed HCS to Parcel A. HCS connections to existing public sewer main need to be 5 feet apart at the point of connection, and the 5-ft separation need to be maintained in the entire public Right-Of-Way up to the property line. Add a label or keynote to each proposed HCS that states "New HCS per PCWMD Engineering Directive ENG-2005-01". 11. Sheet 2: Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Revise the Legend block accordingly. 12. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The Record of Survey is not approved at this time. Please address the following comments: RECORD OF SURVEY COMMENTS: 1) DS Sec.2-03.11.1.C: Provide the required minimum 5-foot wide sidewalk with curb along the property boundary that abuts King Avenue. The 5-foot sidewalk must be installed prior to Record of Survey approval. Contact Steve Tineo, Permits and Codes at 791-3115 x447 to obtain a right-of-way use permit for constructing a sidewalk and any proposed curb cut within a public right-of-way. If water mains and sewers are not located on or adjacent to the property indicate the direction, distance to, and size of those nearest the property. 28) DS Sec.2-03.11.12.A: Revise the Record of Survey to show that all proposed easements (utility, sewer, drainage, access, etc.) are dimensioned and labeled as to their purpose and whether they will be public or private. Recordation information must be included on the plan prior to final approval. 29) DS Sec.2-03.11.12.E: Revise Sheet 2 to show all adjacent and proposed driveways to verify the 12-foot minimum setback required between driveways. Revise Sheet 2 to dimension the proposed driveway width (the maximum driveway width for residential driveways is 20 feet). 30) DS Sec.6-01.4: Provide a letter from Environmental Services for curbside pick up. 31) Clearly show on Sheet 2 how water harvesting will be accomplished and how stormwater will be directed toward the water harvesting basins from roof drains and parking areas. Consult the Water Harvesting Guidance Manual (Adopted October 18, 2005) for design guidelines. The manual is available online at http://dot.tucsonaz.gov/stormwater/downloads/2006WaterHarvesting.pdf.
