SUMMARY: The revised Final Plat package including revised plat sheets, copy of CC&R's, assurances, location map, and response letter was received by Engineering for Final Plat review. Engineering recommends conditional approval of the Final Plat. Please note, the mayor and council date can not be scheduled until all conditions are completed. Please address the following comments for mylar resubmittal.

FINAL PLAT COMMENTS:
1) DS Sec.2-03.6.5.C: Assure bearing is labeled for 45-ft dimensioned tie from west boundary corner to Park Avenue bearing.
2) DS Sec.2-03.6.5.B: Assure that all easements listed on the most current Schedule B of title report are clearly drawn, labeled with Book/page or Docket/page, and/or listed as a blanket easement, and/or labeled with accurate dimensions and bearings on the plat. In response letter, please state whether / how items 9 & 11 or any other updated Schedule B items are addressed / shown on the plat. Provide updated / most current title report prior to submitting mylar, so that cover sheet can be updated to reflect current title report effective date. The title report will need to be updated to reflect the new easements.
3) DS Sec.2-03.7.1.B: A certification needs to be added to cover sheet 1 for the erosion hazard setback information as this is considered a requirement for engineering certification.

The next submittal should address all the above items. Submit revised Final Plat (CDRC will let you know if mylar submittal is allowed), assurance documents, updated current title report, a copy of the final Drainage Report with CD, and response letter. The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make any necessary corrections and submit the following documents:

(2) Title reports current within the last thirty (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) 8 ½" X 11" copy of plat
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page and fees for consent(s) to dedicate, if applicable.
(2) Executed and notarized CC&R's document (if applicable) and Assurance Package (if applicable). One original set and one copy of each.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 5-6 weeks from the date submitted to the date scheduled for Mayor and Council approval.
