Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is 5/28/08. 2. Per DS 3-05.2.3.C.1 vehicular use areas must be provided with barriers or wheel stop curbing to prevent vehicles from driving onto unimproved portions of the site. The vehicular use area in front of lots 35-38 is required to have curbing or barriers along the south side of the "driveway". Revise the plan and detail 10 of 5. 3. Clearly indicate the location and number of the visitor parking spaces located within the eyebrow portion of Cartwright Circle. The indicated handicap ramp is required to have a landing at the top of the ramp. Clearly indicate how the handicap ramp does not interfere with the pedestrian circulation path (the required 5' sidewalk). 4. Per discussion with Engineering and Zoning staff the following comment will apply. The street cross section indicated for Burning Log Way on detail 2 of 5 does not meet the requirements of DS 3-01 Figure 1 when no parking lanes are provided. (Wedge curbs are not allowed) A revised DSMR can be applied for in regards using wedge curbs instead of the required vertical curbs. If the revised DSMR is approved, add the date of approval, what the revised DSMR is for and any conditions of approval on the plan. 5. Per discussion with Engineering and Zoning staff the following comment will apply. Per DS 3-01 Figure 1 can be used where parking is provided in common areas distributed evenly through out the subdivision at a ratio of one (1) parking space per dwelling unit within the subdivision. The street Burning Log Way does not provide for parking on both sides of the street. This subdivision has 119 lots therefore requiring 119 visitor parking spaces are required. A revised DSMR can be applied for in regards to reducing the number of required visitor parking spaces to 75% of the required number. If the revised DSMR is approved, add the date of approval, what the revised DSMR is for and any conditions of approval on the plan. Revise the parking calculations on sheet 1 of 5 to indicate the approved reduction in number of required and provided visitor parking spaces. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 4: The portion of sewer proposed through the alley will have to be specially approved by PCWWM Engineering because of the minimum required easement of 20’ needed. Contact Eric Wieduwilt @ 617-8205. This office will need to see approval of the 16’ easement from PCWWMD before we can approve the tentative plat. The 20’ easement is not shown on the northern section of the proposed sewer line before it connects to the existing sewer line in the ROW. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat. The required revision(s) may be shown on the Mylars. The fee for submittal will be $39.00. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.
