This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 4: The portion of sewer proposed through the alley will have to be specially approved by PCWWM Engineering because of the minimum required easement of 20’ needed. Proposed residential cluster projects shall adhere to Plan policies, which request community amenities, such as but not limited to; streetscapes with pedestrian oasis, common area(s) of appropriate land size(s) to sustain residential amenities for all. The following are previous staff comments generated at the time of first submittal, which have not yet been addressed to a level of compliance with Plan policies, they are the following: 1. Please revise landscape plan, on sheet L5 to indicate the minimum width of the all-weather pedestrian paths to be no less then five feet in width. Also indicate the recreational amenities located within Common Area "B" (drainage/recreational) are raised above the recessed ponding/drainage ways. Stabilized DG is not an "all-weather surface material, therefore please redefine the all weather surface material used on the required "all-weather access paths," which provide access to the recreational amenities from Burning Log way, and the west & north Cartwright Circle roadways. Please contact the Parks and Recreational Department for the approved type of all-weather surface materials. 2. Please revise landscape plan, sheet L5 to identify location of the required half-ball court and that its location is outside of the recessed/ponding and drainage flow area of the Common Area "B." 3. Residential Policy #3 D, requires multi-family residential development to provide screening and buffering along the perimeters if to be located adjacent to lower density existing residential neighborhoods. Resubmittal indicates a six-foot tall masonry wall has been added to the landscape plan. Unable to find such revision on landscape plan along the western perimeter where the affected lots (39 through 52) are located on sheets L4 and L5. Please revise landscape plan to clearly identify this requirement. Again, this Plan requirement is subject to sight visibility issues as may be determined by Traffic Engineering during the tentative plat process approval. 4. The Eastern Pima County Trail System Master Plan requires Primary Trail #9 to be constructed along the Tanque Verde Creek. The Department of Urban Planning and Design resubmittal information does not include documentation that this issue has been resolved by the Department of Parks and Recreation with the applicant. Documentation from the Department of Parks and Recreation is required by to release of this requirement. 5. Please provide letter/documentation that demonstrates this project and the associated environmental resource report are not required, as determined by the Office of Conservation and Sustainable Development (OCSD).
