Tucson Electric Power Company has reviewed and approved the development plan submitted May 22, 2007. It appears that there are no conflicts with the existing facilities within the boundaries of this proposed development. TEP will need a full set of approved site, electrical load, paving off-site improvements and irrigation plans.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Provide a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

The site plan and the record of survey for this project cannot be approved until a copy of this letter has been received by this office.

Add the project number, S07-079, to the title block of the sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc).

In DEDICATION: Add PIMA COUNTY between THE PUBLIC and AND ALL UTILITY COMPANIES.

Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Label the sewers as NEW or EXISTING. Also, thin or dash existing sewer line.

Revise the plan to show the proposed connections that will provide sewer services separately for these five lots, before making another submittal to PCDSD of this project. However, PCDSD will allow a site plan submittal that is acceptable to city staff. Please show all existing and proposed sewer connections.


One House Connection Sewer (HCS) is required for each of the five proposed lots. Label all the HCSs as PRIVATE with their pipe sizes (4” minimum in diameter). HCS connections to existing public sewer main need to be 5 feet apart at the point of connection, and the 5-ft separation need to be maintained in the entire public ROW up to the property line.

Revise the plan to show and label all public sewer elements on East 32nd Street, which include adding the existing public manholes downstream and upstream from the HCS connections. Label the existing sewer lines with their Pima County construction plan numbers, pipe sizes, pipe materials and flow arrows. Label all manholes with their IMS number and invert elevations. Existing public sewer information may be found on the PCWMD Maps and Records (5th floor) or on the PCWMD and PCDOT MapGuide internet websites.

Please provide proof from City of Tucson Real Property that it is okay to create all the access and utility easements proposed in the abandoned easement (DKT 6669 PG839 and PG991) proposed on this plan. Also, provide the appropriate recording information.

Delete General Note No. 11 because it contradicts with the second paragraph in the DEDICATION which dedicates all easements to the public.

Add a Permitting Note so it states:

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.

Add a General Note so it states:

THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

Add a General Note so it states:

MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWERS (HCS) TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

1. In the title block note the number of lots to be created. DS 2-11.7.F.3.

2. Provide the activity number for the project in the lower right hand corner of the sheet, S07-079. DS 2-11.8.B.1.

3. For clarity it is recommended to provide all the general notes, record of survey notes on a separate sheet.

4. Change the verbiage for the legend to be 12 point font. DS 2-11.7.I

5. Remove the veribage under the "Recording Data," block that reads "Development Services-Codes & Ordinances Development Standads 2-03."

6. Remove from the record of survey all site plan information and verbiage, specifically the line weight for the rod iron fence, chain link fence, the verbiage "Existing rod iron/chain link fence" and the house footprints.

7. It is not clear why the hatching and the notation of the abandonment of Tyndall Avenue is on the plan. Clarify. If it is not required to be on the survey, remove the hatching and the notation of the abandonment of Tyndall Avenue."

8. In addition to the above comment it is not clear why there is ROW labeling for the 40' dimension within proposed parcel 2. Clarify and/or remove.

9. At least one (1) corner of the property will be tied by course and distance to a section corner or a quarter section corner. Provide a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan. DS 2-03.11.10.A.

10. Provide a set pin symbol between the 79' dimension for parcel 1 and 71.03' dimension for parcel 3. DS 2-1110.C.b.

11. All proposed easements are to be recorded prior to approval of the record of survey. Provide recordation data for all proposed easements. DS 2-11.12.A.

12. Show the location of the curb cut withing the ROW for parcel 2 and dimension the distance between the proposed curb cut and the existing curb cut to the east. A minimum of 12' must be met. DS 2-11.12.E.
