RESUBMITTAL REQUIRED: FINAL PLAT SUBMITTAL REQUIRED: TITLE REPORT (current within 90 days), BOUNDARY CLOSURE CALCS The next submittal must address the following items: FINAL PLAT COMMENTS 1. Indicate the number of units in the title block. DS 2-03.6.1.H.1. 2. Place the subdivision case number in the lower right hand corner on all sheets. The assigned number is S 07-051. DS 2-03.6.1.K. 3. Revise the Final Plat Standard paragraphs on the first sheet so that they are listed in the following order for better understanding and clarity DS Sec.2-03.6.3: 1. Dedication Paragraph 2. Beneficiary Block Paragraph (if applicable) 3. Acknowledgement Paragraph 4. Approval Paragraph 5. Recordation Data Block Paragraph 6. Assurance Block 7. Certification of Survey 4. Provide signature lines for the Pima County Recorder and the Deputy County Recorder. DS 2-03.6.3.D. 5. The dedication paragraph has a trust officer signature line. There are no assurances for this plat due to the fact it is an existing development. Is a third party involved? And is a trust officer signature line necessary? Clarify in detail in the response letter. DS 2-03.6.3.B. 6. An assurance block with the signature lines is necessary even though "assurances" are not required for this plat. Provide the assurance block with signature lines per DS 2-03.6.3.E. 7. When a final plat is a condominium conversion common areas are referred to as "Common Elements." "Common elements" means all portions of a condominium other than the units. Change all references to "area" to "elements." Revise the plat appropriately. A.R.S. 33-1202 8. Clarify the "proposed utility/maintenance building." Is the intent to construct the structure after the plat is approved? Is the structure currently under construction? In the response letter provide clarification. 9. If applicable show no-vehicular access easements. DS 2-03.6.1.6.4.H. 10. There is an easement (book 24 Page 457) listed in the title report that is not shown on the plat. Is this easement going to be abandoned? Please clarify. Provide delineation of the easement with recordation data or provide abandonment recordation information on the plat view. DS 2-03.6.5.B. 11. The submitted title report is over 90 days old. Provide with the next submittal a current title report. 12. Indicate the width of the ingress/egress easement book 1576 page 536. DS 2-03.6.5.B. 13. Corner tie information is to be provided on the plat. At least one corner of the subdivision must be tied by course and distance to a section corner or a quarter section corner.
