Tentative Plat:

1. Please include a response letter to the comments along with the corrected copies of the TP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. A separate Special Application, review, and approval for the Scenic Corridor Zone (SCZ) overlay is required. For more information the applicant must contact Patricia Gehlen at 520-837-4919.

Tucson Electric Power Company (TEP) has no objection to the preliminary plat submitted for review April 6, 2007.

Enclosed is TEP facilities map showing the approximate location of the existing facilities. There is a conflict with the underground service that feeds the existing house. There is a 15’ sewer and utility easement on the parcels to the west of this subdivision, pole line and transformer TVA-11. This should be located within the easement. There is a possible feed from pole #34 along Tanque Verde. The copy of the tentative plat showing where TEP will be placing the aboveground equipment for this subdivision will be mailed to you under separate cover.

TEP will provide a preliminary electrical design on the Approved Tentative Plat within fifteen (15) working days upon receipt of the plat. Additional plans necessary for preparation of the design are: building plans including water, electrical, landscape, sidewalk and paving plans. The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

The tentative plat for this project cannot be approved until a copy of this letter has been received by this office.

All Sheets: Add the case number, S07-048, to the title block of each sheet. This number should be shown larger or bolder than any cross reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.

Sheet 1: Add a Permitting Note that states:

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.


Sheet 1 & 2: Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Also, show and describe examples of these different line types in the legend. The line types for existing and proposed sewer lines should also be easily distinguishable.

Sheet 2: The MH information must include the word PUBLIC and the pointing arrows for all of the manholes are missing.

Sheet 2: The location of New MH#8 should be moved back to be closer to center of street. The sewer needs to also be extended from MH#8 and ananother manhole added to front Lot 1.

Sheet 2: Show the sewer directional flow arrows on plan.

Sheet 2: The off-site sewer needs to be shown on plan to the point of existing sewer. The easement information also needs to be shown and by what instrument.

Sheet 2: The pipe size of the proposed public sewer must be shown.

Sheet 2: Show how the existing buildings on site are sewered.

Sheet 2: Consider adding a manhole between MH#6 and MH#5 to avoid running the sewer line under the median.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100(made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

18. D.S. 2-03.2.4.M The proposed building setbacks shown along the west property line on the plat are incorrect. Adjacent to the RX1 zone the setback is 20'-0" and adjacent to the R1 zone the setback is 6'-0" or 2/3 the height of the proposed exterior building wall, which ever is greatest. Per D.S. 2-03.2.4.M the zoning setbacks should not be delineated on the plat.

19. There are three (3) EXISTING STRUCTURES shown on the plan. Clearly indicate on the site plan what each structure is i.e. single family dwelling, accessory structure. Provide individual site plans for lots 9 & 12 which provide the minimum requirements for a residential site plan so that zoning can verify that the existing structures can remain as shown. It appears that the structure on lot 12 is an accessory structure, per LUC 3.2.5.2.A an accessory structure is no allowed on a lot by itself.
