This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. The Drainage Report was reviewed for Tentative Plat purposes only. Engineering recommends a conditional approval of the Tentative Plat. DRAINAGE REPORT COMMENTS / CONDITIONS OF APPROVAL: 1) City of Tucson Development Standards (DS) Section No.10-02.1.5.1: Add to the drainage report that the project is within a balanced basin management area. TENTATIVE PLAT COMMENTS / CONDITIONS OF APPROVAL: 2) DS Sec.2-03.2.4.L.4: Dimension leaders near lot 6 and drainage easement for clarification on the Tentative Plat. 3) DS Sec.2-03.2.4.L.4: For the general / typical lot detail clarify minimum flow grade around building pads for lots 1-9. Minimum grade shall match geotechnical report recommendations or at minimum building codes of 5% for 10-ft from building. 4) DS Sec.2-03.2.3.C: State whether the title report schedule B item 10 affects the project and show on planview. If the easement overlaps proposed lots a revised layout may be required. 5) Identify basin access ramp on Landscape plan. Access ramp may not be located at scupper locations. 6) Revise call out for slope treatment on Landscape plans to indicate the river rock to have filter fabric. The note indicates filter fabric at basin bottom - provide engineer's explanation of the use of filter fabric at basin bottom - or remove filter fabric at basin bottom. 7) Submit response letter for each comment for resubmittal. A meeting to go over comments is required prior to next resubmittal. Provide complete response letter with revised Tentative Plat, revised Drainage Report, revised landscape plans, and a copy of the geotechnical report that includes setback recommendations at resubmittal. Project representative came in to discuss the conditions of the last review and a separate submittal of the Drainage Report was submitted. The Drainage Report and Tentative Plat conditions of approval were accepted by Engineering for Tentative Plat purposes and recommends approval of the Tentative Plat. Box 57370 Tucson, Arizona 85732 Subject: S07-034 Colonia Mariposa Tentative Plat Dear Larry: The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the mylars. Please submit the following documents for sign-off: 1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO, 2 CD that contains all of the drainage/hydrology and other reports submitted fo the review and approval of this plan. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options. Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.
