The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the record of survey submitted to us on Sept 17, 2007. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. The five (5) foot wide concrete sidewalks must be installed along the frontage of the properties prior to approval of the record of survey. Please provide verification that this has been done. 2. Please provide a supplemental sheet showing existing structures, setbacks, building heights, and lot coverage for each lot (plot plans). This information is not to be added to the actual record of survey. For R-2 zoned property the requirements are: Minimum lot size - 5,000 sq. ft. Maximum lot coverage cannot exceed 70 percent One (1) house per lot Maximum building height - 25 ft. Side and rear setbacks are the greater of six (6) feet or 2/3 the height of the building wall from property line. The activity number is S07-031. SUMMARY: The Record of Survey was received by Engineering on September 19th, 2007. Engineering has reviewed the received items and does not recommend approval of the Record of Survey. RESUBMITTAL REQUIRED: RECORD OF SURVEY RECORD OF SURVEY COMMENTS 1. Recordation data for proposed (and existing) easements must be provided on the plan. Provide the recordation data for the electrical easement. DS 2-03.11.12.A. 2. The minimum distance between curb cuts for a residential lot is 12'. The distance between the two 21' curb cuts is ten feet. Clarify on the plan if the curb cuts are existing or proposed. If proposed, revise the plan to show the minimum distance between the curb cuts. The maximum curb cut width is 20'. Again if the curb cuts are proposed revise to meet the requirements. (2) Check made to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee for recording purposes. (3) Check made to "Reproductions, Inc." in the amount of $2.00 per plat page for CDRC file copy. The CDRC office will then take your stamped and approved Record of Survey mylar to the Pima County Recorder's Office for recording and after recording a copy will be made for the CDRC file.
