The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 2: Clearly identify the sewer line and manholes on property to be abandoned per this plan. Also the manholes and sewer line along Wilmot to be abandoned per G-2005-077 should be clearly identified on this plan.

Sheet 2: The existing manholes per plans G-93-085 do not appear to all be correct. MH 50-30 as shown on plan should be MH 50-29 per Map Guide. Please verify .

Sheet 2: Label all of the BCS connections as Private BCS and show the pipe size and minimum slope of 2%.

Sheet 2: Public manholes #1 and #3 are not called out and the rim and invert elevations are missing.

Sheet 2: A joint sewer service agreement will be required for Lots 3, 4 and 5 which are sharing a 6” private BCS. Contact Mrs. Ilene Deckard of PCWMD @(520)740-6544.

Sheet 2: The rim and invert elevations are missing for all of the existing public manholes shown on plan.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the tentative or preliminary plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the fourth(4th) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Tucson Electric Power Company has reviewed and disapproved the development plan submitted October 3, 2007. The underground electric line serving the sign at the north east corner of the lot must be identified on the plans for approval A facilities map is attached for reference. Conflicts can not be determined until facilities are properly indicated on the plan. Any relocation costs will be billable to the customer.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

SUMMARY: The Tentative Plat submittal was reviewed for code compliance and against the rezoning conditions. Development Services Department Engineering Division recommends conditional approval of the Tentative Plat. The Drainage Report was reviewed for Tentative Plat purposes only.

TENTATIVE PLAT CONDITIONS OF APPROVAL:
1) DS Sec.2-03.2.4.L: Address the following drainage comments:
a) The Q100 outlets for the basin shall be labeled on the plat.
b) Clarify 100-yr floodplain limits on exhibits. Blackhawk Ranch Drainage Report was not approved by the City of Tucson. Provide floodplain analysis or reference to an approved project.
2) DS Sec.2-03.3.1.J: Regarding compliance of rezoning conditions:
a) Grading Plan shall show how Rezoning condition 30 is met by indicating required sediment trap system.
b) DS Sec.3-01.5.1.B.1: Show SVT's on planview for south entrance at Wilmot Road.
