The Drainage Report was reviewed for Tentative Plat purposes only. Engineering recommends conditional approval of the Tentative Plat. Address the following conditions for/prior to mylar submittal of the Tentative Plat. TENTATIVE PLAT CONDITIONS OF APPROVAL: 1) Tucson Code Chapter 26 Article I Division 1 Section 26-5.2(4): Submit a revised drainage report. Regarding the 100-year regulatory floodplain riparian areas, state in drainage report that Landscaping does not recognize any riparian habitat for this project and therefore the project does not need to show compliance with DS Sec.2-13. 2) Clarify basin access ramps (15-ft wide, 15% max slope) on plan view. 3) General Tentative Plat comments: a) DS Sec.2-03.2.4.M & DS Sec.3-05.5.3: For sight visibility triangle data, remove or clarify distance between SVT's; 16-ft width does not necessarily apply. b) Basins will need to be more clearly delineated on the Final Plat for common area definition and clarification. c) Add "detention" to general note 23, details 3/5, 4/5, and any other "retention basin" call out. d) Basins still need to be shown to reflect minimum setback from property line. Additional area for sufficient space shall be provided for the erosion protection spillway for north basin. e) On details on sheet 5 address the following: i) Show minimum setback. Response letter stated that the setback was shown however only a note was added near the details stating that the setback was shown on planview but the layout appears to have the north basin on the property line without setback. Planview and details should show minimum setback. ii) Clarify erosion protection for basin slopes to include filter fabric with the proposed rip rap. f) Regarding the DSMR, clarify section details 1 and 2 on sheet 5 to state that the asphalt shoulder is also a sidewalk area. Please submit the following documents for sign-off: 1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO. 2 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options. Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.
