| 03/15/2007 | JOSE ORTIZ | COT NON-DSD | TRAFFIC | Denied | March 15, 2007 ACTIVITY NUMBER: S06-260 PROJECT NAME: Allen Road Estates PROJECT ADDRESS: 1615 E Allen Rd PROJECT REVIEWER: Jose E. Ortiz PE, Traffic Engineer Resubmittal Required: Traffic Engineering does not recommend approval of the Record of Survey; therefore a revised Record of Survey is required for resubmittal. The following items must be revised or added to the Record of Survey. 1. Include a response letter with the next submittal that states how all comments have been addressed. 2. A separate schematic drawing should be used as a schematic site plan to illustrate and dimension the location(s) of the proposed and existing adjacent driveways. The Record of Survey should only contain survey information regarding the lot and public Right of Way survey information. Feel free to contact me with questions and/or for clarification. 3. The maximum curb cut width for 2 adjoining lots is 20 per the Tucson City Code Chapter 25 and Access Management Guidelines. The drawing illustrates an opening of 38 feet. 4. One curb cut can only serve 2 adjoining lots, and a street is required for an opening serving 3 or more lots. The drawing illustrates that the 38-foot opening is serving 3 lots; please revise and provide a separate curb cut for the excluded parcel. As stated above if you have any questions, I can be reached at 791-4259 x76730 or Jose.Ortiz@tucsonaz.gov |

| 04/12/2007 | FRODRIG2 | COT NON-DSD | REAL ESTATE | Denied | S06-260 Allen Road Estates: Resubmittal - Record of Survey - In/Egress & Utility Easements (Dkt./Pg. 12913/1221, 12913/1225) validity are questionable because the Grantor and Grantee are the same person. It is understood the easements are intended to convey access to follow-on Grantees, however what is in question is the sequence of conveyance and what rights are held & given up, which in the worst case could cause conflict. |
