Tucson Electric Power Company has reviewed and approved the development plan submitted December 14, 2006. It appears that there are no conflicts with the existing facilities within the boundaries of this proposed development. TEP will need a full set of approved site, electrical load, paving off-site improvements and irrigation plans.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

The one-year expiration date for this record of survey plat is January 11, 2008.

2. DS 2-03.11.8.B.1 The Land Survey Exception case number assigned to this project is S06-260. Place the Land Survey Exception case number in the lower right hand corner of the plan next to the title block.

3. DS 2-03.11.12.B Show no-vehicular use easements where applicable. A one (1) foot no-vehicular use easement will be required on parcels "C" and "D" along the east, west and north property lines of the excluded parcel. Recordation information (docket and page) for the no-vehicular use easement must be included on the plan prior to approval.

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito - West (Central Line) Interceptor. Per written guidance provided by the PCWMD Development Services Section, sufficient conveyance and treatment capacity exists in the downstream public sewerage system for this small project, and a formal capacity response letter from the PCWMD will not be required.

Sheet 1: Add a General Note that states:

A JOUINT USE AND SEWER MAINTENANCE AGREEMENT, APPROVED BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT, IS REQUIRED PRIOR TO CONNECTION TO THE PUBLIC SEWER FOR ANY SHARED PRIVATE SEWER CONNECTIONS.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

The Engineering Division has reviewed the Record of Survey and we do not recommend approval at this time. The following review comments must be addressed.

Record of Survey Comments:
1. Please provide documentation verifying the lot split that created the excluded parcel received City of Tucson approval.
2. Aerial photographs indicate that a right-of-way sidewalk is not pre-existing. Per DS 2-03.11.1.C, a land survey exception may be applied for when all street frontage has existing sidewalks and curbs. Please verify that a sidewalk has been installed.
3. The Record of Survey indicates the 5' right-of-way sidewalk abuts the curb. If possible, provide for a 2' space between the sidewalk and curb.
4. Please ensure that all lettering and dimensions are the equivalent of 12 (0.12) point or greater in size for legibility when reproduced or microfilmed (DS 2-03.11.7.C).
5. Please provide the right-of-way width, recordation data, type and dimensioned width of paving, curbs and sidewalks for the existing right-of-way (DS 2-03.11.11.B).

Submit a revised Record of Survey with a detailed response letter detailing how each comment has been addressed.
