(I know this seems a bit redundant) 2) if any portion of the water easements or sewer easements that are intended to be abandon by separate instrument can be abandon prior to the final plat (or in the case of the water easements, by plat), it will save time, engineering and possible confusion later on. 3) if not required, the Drainage easement per Bk 32 pg 38 in the SE portion of proposed Lot 2 along the Airport Wash should be abandoned by the plat . 4) it also would be nice to have the north bank engineering calc's shown for the Airport Wash to tie the two plats. Harrington (520-740-6579), representing the Pima County Departments of Wastewater Management and Environmental Quality Subject: Tucson Spectrum Lots 1 through 16 Final Plat - 1st Submittal S06-259 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the Santa Cruz Interceptor. A development plan for Tucson Spectrum , D06-0009, has been approved and a tentative plat was not required by City of Tucson staff. Per direction from PCWMD staff, a formal Sewer Service Agreement will not be required. Lots 1-16 will qualify for the standard connection fee rate. All Sheets: Add the subdivision case number, S06-259, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. Add the cross-reference numbers, C12-79-68, near the title block of each sheet. No wastewater review fees will be charged for sheets where these are the only required revisions. Sheet 1: Add a General Note that states: THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before January 08, 2008. 2. There are no streets proposed for this development. Paragraph two under the dedication text block is listed with verbiage for private streets. Please revise the paragraph to correctly list the vehicular use areas as Parking Area Access Lanes (PAAL). Per the final plat, several of the existing easements are to be abandoned by separate instrument. All easements to be abandoned must be completed and recorded prior to approval of the final plat. Submit documents related to abandoned easements. Also a few of the easements are to be partially abandoned but it is not clear on the plat what portions are to be abandoned. Please clarify the portions of easements that are to be partially abandoned. Please contact Patricia Gehlen for more information on other options related to abandonment of easements. There does not appear to be any verbiage related to cross access, parking, pedestrian circulation, etc on the final plat document.
