The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Previous Comment: Please provide a detail as to how barrier-free accessibility will be accomplished. Barrier-free access, as applied under this criterion, is access from a street and/or parking space to the front door on the unit. DS 2-10.3.1.D The note provided is not sufficient. The detail is to contain an alternate route from the street to the threshold of the dwelling including ADA compliant slopes. A sample of the required detail can be obtained from the zoning counter at DSD. 2. Please identify the section within the CC&Rs that deals with the responsibility of ownership, permanent care, and maintenance of commonly owned areas within the subdivision. Please add the number of lots in the title of the CC&Rs. 3. Previous Comment: Please provide a detail as to how mechanical equipment is screened from adjacent streets exterior to the project site and from adjacent existing residential development. If ground mounted and screened by property walls please provide note stating that. If roof mounted provide a detail showing how screening will be architecturally integrated with the overall design of the RCP. LUC 3.6.1.4.A.9 The note provided does not provide sufficient information. Please see previous comment. 4. All slopes are to be shown on the curb ramp detail. The curb ramp flares shall not be steeper than 1:10. Counter slopes of adjoining gutters and road surfaces immediately adjacent to the curb ramp shall not be steeper than 1:20. The adjacent surfaces at transitions at curb ramps to walks, gutters and streets shall be at the same level. The following review comments must be addressed. Tentative Plat Comments: 1.Please note that Mayor and Council have requested that the common areas designated for retention and detention basins be described in the title blocks for all plats. Indicate in the title block that common area A is a retention basin and that common area B is landscape area. 2. As previosly commented, the differential grading issues for Lots 1, 2, 4, 7 and 13 must be resolved before approval of the Tentative Plat. (Revise or remove general note 25 if not all of the lots are affected by differential grading issues.) 3. The proposed drainage scheme shows the discharge to the northern boundary of the property has been concentrated into one location. The existing discharge is not concentrated. The proposed discharge must be similar in quantity and character as the existing. Revise the tentative plat to provide for sheet flow from the northern perimeter. (See section 12.5 in the Drainage Manual) This also may required the removal of the low flow pipe from the plans unless the owner of the adjacent property approved the discharge. 4. Provide details of the outlet weir and clearly show how the basin discharge is directed to the drainage channel in Lanterra Subdivision. Drainage Report Comments: The drainage report is approved for tentative plat purposes. Note that since the proposed density is less than 6 units per acre, 2 year threshold retention is required.
