The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Add a General Note that states:

THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION
AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

Add a Permitting Note that states:

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON
THIS PROJECT.

Revise the plan to show how the existing 1-story house on Studwell’s property is connected to the existing private sewer.

Revise the plan to provide the rim and invert elevations of all private cleanouts.

Revise the plan so that the house in the proposed Lot 1 is indicated as PROPOSED.

Revise the plan to show a 10’utility or sewer easement along the full length of the existing shared private sewer (within the Squire property and the proposed property). And, provide the appropriate recording information for these easements with book and docket numbers. Currently, there is no sewer easement provided in the existing Joint Sewer Use Agreement (Docket 11259, Page 2807). As such, please delete the sewer easement drawn on plan labeled per that agreement.

A JOINT SEWER USE AND MAINTENANCE AGREEMENT, approved by Ms. Ilene Deckard of Pima County Wastewater Management Division at 740-6544, for the shared sewer line will be required between this proposed property and the other two parcels that share the existing private sewer (currently shared by the Squire and the Studwell properties). Before this office will be able to approve this lot split (or Record of Survey), the new Joint Use and Maintenance Agreement will need to be recorded.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

The next submittal of this project will be the third (3rd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

05/07/2007 FRODRIG2 COT NON-DSD REAL ESTATE Denied S06-247 3243 N. Tucson Blvd. Lot Split: Resubmittal - Record of Survey - The R/W and easements described in Dkt./Pg. 13021/394-397 are declared, however not dedicated. Request the following be considered:

1. The 2' dedication of R/W conveyed by Deed. This office can provide the Deed form and can record a fully executed document. The recording information should be annotated on the Record of Survey.
2. Request "45' Ingress/Egress/Utility Easement per Dkt. 13021, Pg. 394-397" be changed to show an actual dedication. A title company could be consulted concerning the dedication of the easement(s). A "Cross Access Easement" could be considered.
3. A Grantor & Grantee are needed concerning the 10' utility easement for the legal, Dkt. 13021 Pg. 396.

1. I see from Traffic's comments that the right of way is not dedicated officially for Tucson Blvd. As of this date, that only a deed has been recorded to the city.

Zoning agrees all prior review comments have been addressed. Once the right of way dedication has been recorded properly and that recordation data is noted on the Record of Survey, zoning will be able to approve the project, providing no other changes are made that adversely effect zoning requirements.
