Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a record of survey. If, at the end of that time, the record of survey has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this record of survey is November 26, 2007. 2. This project was reviewed for content specifications outlined in DS 2-03.11.0, Record of Survey drafted specifications. This project was also reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS). 3. Per DS 2-03.11.7.D, with regards to the project location map: A) add a north arrow B) reference nearby subdivisions with book and page 4. Per DS 2-03.11.7.E, place the words "Book_____" and "Page____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Recorders Office at time of recordation. 5. Per DS 2-03.2.11.7.F, with regards to the title block: A) The first line of the title block must read "RECORD OF SURVEY" - correct and remove reference to a lot split. B) To clarify, is project called "3234 N. Tucson. Blvd" if not, provide project name C) Provide number of lots proposed 6. Per DS 2-03.2.11.7.I, provide a legend with all symbols used. 7. Per DS 2-03.2.11.8.A.1, list the primary owners of the site with contact info. 8. Per DS 2-03.2.11.8.B.1, place the case number "S06-247" near the title block. 9. Per DS 2-03.2.11.8.B.2, list as a general note "Existing zoning is R-1." 10. Per DS 2-03.2.11.8.B.3, Add the following note "The number of lots is 2." 11. Per DS 2-03.2.11.8.B.4, Add a note listing the gross area of the existing parcel. 12. Per DS 2-03.2.11.8.B.5, Add the following note, "There will be no further division of lots without the expressed approval of the City of Tucson." 13. Per DS 2-03.2.11.9.C, Include a 5" by 5" box for the County Recorder's stamp. The title over the box must read "RECORDING DATA". 14. Per DS 2-03.2.11.11.E, WILL THERE BE ANY RIGHT OF WAY DEDICATION FOR THE POTENTIAL WIDENING OF TUCSON BLVD.? 17. Per DS 2-03.2.11.12.B, provide a 1' wide No Vehicular Access Easement (NVAE) along the full 101.33' length of lot 2 - abutting parcel 122-03-358B. Parcel 358B was split off - under a lot split process in 2000 - from this subject site. I also see on the aerial photo where vehicular access can occur between parcel 358B and the driveway for these two lots, which would create problems for this split. Per code, there is a limit of no more than 2 units/lots allowed to have access off the same driveway. If parcel 358B uses the drive for these two lots, the entire entrance for these two lots would have to become a street, which would not allow the record of survey to proceed. 18. Please clarify who's fence is shown at the east, crossing into parcel 3530. 19. Per a 2005 aerial photo, I see a structure on what is to be lot 2. Has this structure been removed? I don't see a demolition permit in our system. Please provide a photo showing there is no structure near the entrance of the property. I do see that there is a house permit to be contained on lot 1. 20. Please note, depending upon responses provided, further review comments may be forthcoming. The basis of bearings should be established from two (2) found, physically monumented points described and shown on the plan. If the monuments at each end of the reference line are fully described on the plan, they need not be described in the "Basis of Bearings" statement. Revise appropriately. DS 2-03.11.10.C.1. 14. Harrington (520-740-6579), representing the Pima County Departments of Wastewater Management and Environmental Quality Subject: Lot Split 3234 N. Tucson Blvd., Record of Survey Record of Survey - 1st Submittal S06-247 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito - West ( South Line) Interceptor. Per written guidance provided by the PCWMD Development Services Section, sufficient conveyance and treatment capacity exists in the downstream public sewerage system for this small project, and a formal capacity response letter from the PCWMD will not be required for this project. 2. The site plan for this lot split is not sealed by an engineer, architect or surveyor and I believe it would unsuitable for recording as a Record of Survey. The plan shows the 6" sewer main, I-671, in the Tucson Boulevard right of way, directly in front of the parcel, when our records indicate that this sewer, the nearest public sewer, is across the street and approximately 45' north of the property frontage. The owners should hire a registered professional, to develop a plan that presents an accurate representation of existing public sewer assets and the proposed connections that will provide sewer service for these two lots, before making another submittal to PCDSD of this project. However, PCDSD will allow a site plan submittal that is acceptable to city staff. 3. Revise the site plan to include the neighboring properties, which are currently sharing the existing private sewer, which these two proposed lots will need to connect to. Show the existing buildings that are served by the existing private sewer. Show the existing 4" private sewer, from its point of connection to the public sewer, to the connections to the existing buildings. 4. Revise the site plan to show a private utility or sewer easement, across the neighboring property owned by Squire, through the subject property, to the Studwell property. And, provide the appropriate recording information for these easements. 5. Before this office will be able to approve this lot split (or Record of Survey), a Joint Use and Maintenance Agreement, between the owner of this project and the owners of the other two parcels that share the existing private sewer (Squire and Studwell properties), will need to be recorded for the shared private sewer line. Prior to signature or recordation of these documents, this agreement must be reviewed and approved by the staff of the Pima County Wastewater Management Division, Development Services Section. Please contact Ms. Ilene Deckard about this matter as soon as possible. She can be reached at 740-6544. 6. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the record of survey. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. If the number of sheets changes, please adjust the review fee accordingly.
