The activity number is S06-239. SUMMARY: The Final Plat and CC&Rs were received by Engineering on February 20th, 2007. Engineering has reviewed the received items and does not recommend approval of the Final Plat or the CC&Rs. RESUBMITTAL REQUIRED: FINAL PLAT, CC&Rs, TITLE REPORT The next submittal must address the following items: FINAL PLAT COMMENTS 1. The structures must be tied to the boundary of the site. Limited common element #3 is not tied to a boundary line. Provide tie for Limited Common Element #3. 2. Corner tie information is to be provided on the plat. At least one corner of the subdivision must be tied by course and distance to a section corner or a quarter section corner. The plat must include a description of that corner marker and an indication of how the bearings were determined. Provide the corner tie recordation information on the plat. DS 2-03.6.5.A. 3. There is an easement (dk. 52 pg 348), item number 5, that is shown in the title report that is not provided on the plat. The easements found in title report and shown the plat must match. Clarify and revise appropriately. 4. In addition to the above comment the 10' public easement must have the docket and page shown on the plat and identified in the title report. Clarify why this easement is not provided in the title report and revise the plat to show the recordation data for the10' public easement. |
