Tucson Electric Power Company (TEP) has received the final plat submitted for review March 3, 2009. TEP is unable to approve the plat at this time.

When the tentative plat has been approved by the City of Tucson submit to my attention a copy of the signed Approved Preliminary Plat. TEP will provide an electrical design within fifteen (15) working days upon receipt of the plat and the required additional plans. The completion of the electrical design is necessary to determine our easement requirements and review the final plat.

Additional plans necessary for preparation of the design are: building plans including water, electrical, landscape, sidewalk and paving plans. Also, submit the AutoCAD version of the plat on a CD or email to lcastillo@tep.com.

Electronic AutoCad Plan format:
1. An Electronic AutoCad plan must be complete and identical to the official hard copy (paper) project (subdivision, commercial) plat.
2. The AutoCAD plan must be a civil site plan drawing. (The majority of time an electrical site plan drawing does not have the required information.)
3. A single AutoCAD plan drawing containing all the layers should be submitted.
4. AutoCAD plan should be in DWG format.
5. AutoCAD Version can be 2007 or lower.
6. 2D only, not 3D (Please take out reference images and 3D images.)
7. Please take out the topography Layer.
8. Layers relate to a unique set of CAD features within the drawing. (For example all lot lines should be on one layer, street centerlines another layer.)
9. Include the required Layers: Lot Lines, Right of Way lines, Street Centerlines, Buildings, Curbs, Basin, Section Lines, Boundary of Property, Footages, Bearings, Lot Numbers, Street Names, and Tie Down (Section or Quarter Pins.)
10. At least three tie points are required; one must be a Section or a Quarter pin and the others may be street intersections or lot corners. Bearings and distances must be designated from the tie points.
11. Please include the Boundary Line of Property. It must be designated with bearings and distances.
12. Any special fonts, X-REFs, or attachments should be submitted along with the CAD drawing.

The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Final Plat Format and Contact. A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat. The final plat must conform to the approved tentative plat in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site per D.S. 2-03.6.0. A revised tentative plat showing the FEMA floodplain limits per FIRM panel 2257K will be required prior to the approval of the Final Plat. Contact Patricia Gehlen @ 873-4919 for requirements.
3. A meeting with the owners, engineers, Pima County floodplain and the City of Tucson Development Services will be arranged to discuss present and future floodplain limits of the project.
4. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:

The preceding documents were not included in the submittal.
5. Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review. All documents must match the description of the FP title block verbatim. The documents submitted did not match the title block of the FP. Revise as required.
6. A title block with the following information is to be provided in the lower right corner of each sheet.
" Subdivision name; number of blocks, lots, and/or units; and common area.
" Legal description by section, township, and range.
It is not clear where the NOUS areas are designated. Include the NOUS designation in the title block as being a part of "Common Area A" or separate the areas with two common areas. This comment is related to comment no. 4 and 5, also. Perhaps the addition of common areas would serve to clear up the FP. Revise as required.
7. The S(YR)-___ subdivision case number assigned to the approved tentative plat (S06-235) will be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.
8. A legend which shows and describes all symbols used on the drawing will be placed on either the first sheet of the plat or the first sheet which contains all or part of the subdivision drawing. The NOUS area or the area that is hatched on the plat will be required on the legend.
9. Correct the spelling on general note no. 4.
10. Provide the following note:
" "Any relocation, modification, etc., of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public."
11. Indicate the name and width of each street, alley, easement (type), and drainageway within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation.
12. If the project has common areas, label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions, a separate homeowners' association, or any common area that is separated by a public right-of-way and include the square footage of each.
13. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites).
14. Show required setbacks, such as erosion hazard, drainage, etc.
15. Show the limits of the 100-year floodprone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of one hundred (100) cfs or more. The floodplain limits shall be shown per FEMA floodplain limits per FIRM panel 2257K. The limits are not shown correctly on the South side of Lot 7 by the road.
16. Corner lots may be designated with a star symbol indicating which street will be used for access. Use of this designation may limit design options for access. In instances where the City, for safety reasons, limits accessibility, a one (1) foot no access easement will be required. A 1' NVAE shall be placed on the East side of lots 1 and 2 along Houghton Road to assure there will be no driveways onto Houghton Rd.
17. Show no-vehicular access easements where applicable.
18. Show the distance and bearing between all monuments used. Indicate whether measured or calculated. Measured is the physical, direct occupation of a point/line by line of sight and not through calculations of other measured distances.
19. Please submit a copy of the subdivision boundary closure calculations.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before October 22, 2009.

2. The book and page numbers in the location map are no legible. It would be best if the lots and streets are not depicted for the entire subdivision. The defined boundary of the subdivision with the book and page number would be more legible.
