2. A DSMR request was requested for the visitor parking areas. One of the parking areas was approved the other was denied. Due to the denial of one of the visitor parking areas (between lots 3 and 4) the drawing must be modified to provide the applicable parking lot design. The DSMR case number must be listed as reference in the lower right corner next to the title block of all plan sheets and the DSMR case number, date of approval, and conditions of approval must be listed as a general note on sheet one.

(Previous Comment: Please provide a detail of both proposed visitor parking areas. When the street cross section does not allow for on-street parking, visitor parking space calculations and common areas must be clearly indicated on the plan in conformance with the distribution criteria listed in Sec. 3-05.2.4.A.1. The detail should show parking space dimensions, PAAL required widths, and back up areas as required by DS 3-05.0 for vehicle use areas.)

3. The sidewalk area along the back of the parking spaces between lots 3 and 4 must be relocated along the sides and the front of the parking spaces.

(Previous Comment: Visitor parking spaces should be provided within one hundred fifty (150) feet of the front or street side yard property lines of each residential unit as accessed from provided sidewalk. Visitor parking cannot be located on a residentially zoned lot for use by other than the owner of the lot on which the parking is located. Easements over both designated visitor parking areas is required. For the visitor parking area to be within one hundred and fifty (150) feet of lots 2 and 3 a crosswalk with HC ramps and additional sidewalk area will need to be provided.)

Previous Comment: A DSMR would need to be approved to allow visitor parking to be placed at a ninety (90) degree angle from the street, utilizing the street for maneuvering.

5. Define or delineate the access easement over the common area. It is not clear on the plan where the north access easement line is located.

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the bluelines per the on-line comments. Please submit the following documents for sign-off:

1 Blueline set of the Plat, Landscape Plan and NPPO. Please include applicable sheets from any other concurrent reviews.
2 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your bluelines to the CDRC office for sign-off approval. Your printing company will deliver the stamped blueline set and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. THE STAMP IS LOCATED AT http://www.tucsonaz.gov/dsd/CDRC___Rezoning/CDRC/CDRC_Stamp/cdrc_stamp.html. BLUELINE SETS THAT DO NOT HAVE THE STAMP WILL BE RETURNED FOR CORRECTION.
