Tentative Plat:

1. Please include a response letter to the comments along with the corrected copies of the TP.
2. An ERZ overlay zone application will be required. Contact Patricia Gehlen at 837-4919 for additional information.
3. Sidewalks are required as part of any new development of all properties. All new subdivisions and applications for building permits shall provide five (5) foot wide sidewalks (six (6) foot along any M.S. and R. designated streets) per D.S. 3-01.3.3.A. Sidewalks are required along any frontages such as Houghton Road. Per previous comment.
4. Urban engineering has requested that the City of Tucson accept the wildcat dumping along the South bank of the Agua Caliente wash as 100-year bank protection. As stated in the past to the client and Urban engineering, the City of Tucson does not have any engineering reports and/or plans to verify the proper construction of any bank protection adjacent to the project. Therefore the City of Tucson cannot consider the wildcat dumping as proper bank protection. The Tentative plat cannot be approved prior to the addressing of the current violation for illegal dumping in the floodplain. Per previous comment.
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The proposed street exiting onto the existing road with no name (private), shall show the SVT's also. The fut. face of curb for a 200' R/W for a MS and R arterial street is 12' from the future R/W line. Revise as required.
6. Please provide Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Per previous comment.

Drainage Report:
1. The DR has been accepted for TP purposes only. Resubmit with the Grading Plan.

The tentative plat has been reviewed for conformance with Department of Environmental Quality requirements. Please note the following comments:

1. In accordance with R18-5- 408, and P.C.C. 7.21.038, percolation tests and soil profiles shall be required on every acre, or every lot if lots are greater than one acre. These tests shall be performed by an Arizona registered engineer. The results of these tests shall be included in the geologic report required pursuant to P.C.C. 7.21.038.B, and shall be submitted to PDEQ for approval. The location of these tests shall be shown on the tentative plat. Also, please include the depth to ground water.

2. In accordance with R18-5-404, please show, on each proposed lot, suitable locations for an on-site wastewater disposal system and a 100% reserve area. The size of these systems shall be determined from the tests performed (show calculations) as required above, and applied to a hypothetical four bedroom residence (also to be shown on the tentative plat). On-site disposal systems may not be located in floodway areas, erosion hazard setbacks, or within 50 feet of washes, whichever is more restrictive.

3. Based on the results of the geologic testing, additional notes regarding the limitations that exist on each property may be required.

4. The tentative plat is not approved until the above comments are satisfied. A revised tentative plat is required.

Any grading land clearing or earthmoving of more than one acre, more than 50 feet of road construction, or more than 300 feet of trenching will require an Air Quality Activity Permit.
These permits must be obtained prior to commencement of construction.

2. Please provide a detail of both proposed visitor parking areas. When the street cross section does not allow for on-street parking, visitor parking space calculations and common areas must be clearly indicated on the plan in conformance with the distribution criteria listed in Sec. 3-05.2.4.A.1. The detail should show parking space dimensions, PAAL required widths, and back up areas as required by DS 3-05.0 for vehicle use areas.

3. Visitor parking spaces should be provided within one hundred fifty (150) feet of the front or street side yard property lines of each residential unit as accessed from provided sidewalk. Visitor parking cannot be located on a residentially zoned lot for use by other than the owner of the lot on which the parking is located. Easements over both designated visitor parking areas is required. For the visitor parking area to be within one hundred and fifty (150) feet of lots 2 and 3 a crosswalk with HC ramps and additional sidewalk area will need to be provided..

4. A DSMR would need to be approved to allow visitor parking to be placed at a ninety (90) degree angle from the street, utilizing the street for maneuvering.

1) The symbol used to delineate the floodplain on sheets 3/4 and 4/4 of the plat doesn't match the symbol shown in the legend on sheet 1/4 of the tentative plat. Please make these consistent. Also, it is unclear if the floodplain limit provided by Mr. Sousa is based on the Pima County CLOMR data. Please ensure the symbol label on sheet 1 correctly references the source of the floodplain data.

2) Is any disturbance of the NUOS area planned in conjunction with the trail? If so, please check, with the Office of Conservation and Sustainable Development and the Parks and Recreation Department to see if it is acceptable to have a public trail in a NUOS area.
