The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. This comment pertains to comments 2 and 3: Per the COT flood hazard maps, the Wrightstown Wash at the Eastside of the property has a flow in excess of 300 cfs. A flow of over 100 cfs is considered regulatory flow. The COT flood hazard maps also show an amount of break out overflowing onto the subject property. The floodplain limits must be shown on the plat. Perhaps a meeting to discuss the floodplain requirements for the FP may be in order. 3. Show required setbacks, such as erosion hazard, drainage etc……per D.S. 2-03.6.4.E.
4. Show the limits of the 100-yr. Floodprone area in a surveyable and readily retraceable……….per D.S. 2-03.6.4.F.
