COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project has been reviewed as a tentative/development plan. Sections 4.1.7.1 & 5.3.8.2, of the LUC, permit a maximum of one year from the date of application to obtain approval of a tentative/development plan. If, at the end of that time, the tentative/development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is October 22, 2007

2. D.S. 2-03.2.4.C Label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions.

3. Zoning acknowledges that a DSMR (DS06-54) has been approved with conditions. Please note that a general note must be added to the tentative plat which states the DSMR case number, date of approval, modifications granted and conditions imposed. In addition, the case number must be added to each sheet of the tentative plat, landscape plans, and NPPO plans, in the lower right corner of the title block. D.S. 2-03.2.4.D.3 & D.S. 2-08.4.1.B There are numerous areas through out the development where sidewalks area required but not provided adjacent and parallel to the PAAL on the side where buildings are located. Between the buildings located southeast of what appears to be a pool and the hammerhead located along the east property line.

4. D.S. 2-05.2.4.K ON SITE PEDESTRIAN CIRCULATION
D.S. 2-08.3.1
a. There is a crosswalk still shown running from the driveway of unit 34 across the PAAL which does not show a curb access ramp on the east side of the PAAL. This crosswalk may not run from the driveway. It appears that some of the crosswalks providing the accessible route are using driveways for access. This is a safety issue, revise the plan so that the crosswalks utilize curb ramps not driveways.

5. Zoning was unable to locate the provided elevations and floor plans. Provide the height and dimensions on the plan. D.S. 2-05.2.4.N On the drawing label the height and dimensions of all structures.

6. Zoning was unable to locate the provided elevations and floor plans. Based on the parking calculation all units are to be three (3) bedroom units. D.S. 2- 05.2.4.P Zoning is unable to verify the number of parking spaces required. Per the LUC Sec. 6.2.3 A condominium shall be the same as multiple-family structure, therefore until the number of bedrooms per unit are provided LUC Sec. 3.3.4 the parking requirements can not be verified. The parking calculations needs to show the number of required (include the ratio used) and provide vehicle parking spaces along with the number of required and provided handicapped vehicle parking spaces. Provide building floor plans and elevations with the next submittal.

7. Per D.S. 2-05.2.4.Q Provide a detail for both Class 1 & Class 2 bicycle parking which includes materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. .D.S. 2- 05.2.4.Q Bicycle parking will be required once the final number of provide parking spaces is determined at a ratio of 8% of the total number of parking spaces provided. 50% Class 1 & 50% Class 2. Provide a bicycle parking calculation. Additional comments maybe forth coming.

06/13/2007 JOE LINVILLE LANDSCAPE REVIEW Denied 1) An aerial photograph, taken within a maximum of three (3) years of submittal, at a minimum scale of 1" = 60' showing the site's boundaries, the locations of all Protected Native Plants within those boundaries, and the plants' identification numbers keyed to the inventory list is required per
DS 2-12.3.1.A.3

2) When a resubmittal is required to address CDRC comments, the applicant shall submit a detailed letter of explanation with the resubmittal packet. The letter will address each comment as presented in the CDRC response letter and report revisions made to the plan or documents arising from those comments. The Landscape section did not receive a response from the landscape consultant.

3) Identify and locate all utility easements and facilities on the native plant preservation plans per DS 2-15.3.4.A.2

4) Revise the native plant preservation plans to show the limits of grading. The same grading limits are to be included on any future grading plans. All plants designated by the approved Native Plant Preservation Plan to be preserved-in-place shall be retained at their existing grade during and after construction for a distance as outlined in Development Standard 2-15.6.0. Revise PIP credits if necessary. Correct note 9 on NPPP1.

5) Revise the plans to correspond regarding PIP plants. 17 PIP's are shown the landscape plan legend, 19 PIP's on the NPPP, 18 PIP's shown on the planting plans.

6) Provide a screen per LUC Table 3.7.2-I for the parking areas within 100 feet of Limberlost Drive.

7) Revise the native plant preservation plan such that all lettering is the equivalent of twelve (0.12") point or greater in size. DS 2-05.2.1.A

8) Correct note 10 on NPPP 1. PIP plants may not be damaged or removed. If any salvaged plants do not survive the transplant process, mitigation with a plant of the same size and species is required. DS 2-15.4.D

9) Note the height and materials of any proposed walls on the development plan. Ensure that information on the landscape plan matches. Keynote 9 and other notes on the development plan include the term "wall". Where walls are required by the Land Use Code, they must be of masonry material or masonry with a stucco or textured finish. Please clarify by removing the word wall from the descriptions, except where a masonry wall is proposed.

10) A five foot high masonry wall is required where on site vehicular use areas are located within 100 feet of adjacent residentially zoned parcels. LUC Table 3.7.2-I

11) A street landscape border is required along Limberlost Drive. Revise the plans as necessary to clarify any improvements that may be indicated on the development/landscape plans in the required landscape border. Walls, structures, or uses per LUC Table 3.7.2.I may not be located in the landscape border. Identify any new sidewalks or paving proposed in the landscape border. Sidewalks or decorative pavers may be allowed in the landscape border if if the tree and coverage requirements are met. LUC Table 3.7.2-I

12) Revise the landscape plan to show the location and purpose of utility easements and other easements. Trees and shrubs are to be selected and located so that, at maturity, they do not interfere with existing on-site or off-site utility service lines or utility easements or with solar access. SUBJECT: Engineering review of the Limberlost Court Condominiums Tentative Plat. The activity number is S06-218.

SUMMARY: The Tentative Plat and Drainage Report were received by Engineering on May 21st, 2006. Engineering has reviewed the received items and does not recommend approval of the Tentative Plat.

RESUBMITTAL REQUIRED: TENTATIVE PLAT

DRAINAGE REPORT IS CONDITIONALL APPROVED FOR TENTATIVE PLAT PURPOSES ONLY

When grading plan is submitted two copies of a current drainage report will be required.

Be advised a different reviewer conducted the following review. Because of this additional comments regarding drainage and vertical information could be forthcoming during the grading plan review.

GENERAL COMMENTS

1. The Drainage Report was reviewed for Tentative Plat purposes only.

2. Please include the Assurance Package with the Final Plat submittal. This package must include the original Third Party Trust, the original Amendment to Trust, a copy of the Trust Agreement, a copy of the Deed, and a Title Report.

3. Include a copy of the CC&Rs with the Final Plat submittal. The specific maintenance notes specified in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.2 must be included on the Final Plat or in the CC&Rs. The term "owner" in the maintenance notes is to be replaced with "Homeowners Association".

4. Please provide a copy of the boundary closure calculations with the Final Plat submittal.

5. A Grading Plan and Permit will be required. Proposed grading in excess of 5,000 yards is designated "engineered grading" and a soils engineering report is required with the Grading Plan submittal. Development Standard 11-01.4.1.C. The Soils Report must also address the requirements detailed in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.2.6.

6. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in Development Standard 11-01.8.1. This process must be complete prior to Grading Plan approval.

7. Proposed developments disturbing areas exceeding 1 acre are subject to AzDES requirements.

8. All proposed easements must be shown in a surveyable manner on the Final Plat.


The next submittal must address the following items:

1. Locations and types of off-site runoff acceptance points and/or on-site runoff discharge points. DS 2-03.2.4.L.7 Second request.

2. Provide cistern symbol in the legend.

3. There appears to be a cistern in the far side SVT. Revise the plan to not show any sight obstruction within the required SVTs.

4. Revise general note number 13 to reflect the current proposal. A PAAL is proposed for this project. A private street is not proposed. Revise appropriately.
