The cross reference numbers, C12-86-7A, C9-85-18, and CD9-85-18, have not been added to sheet 5. Sheet 3. The sewer line shown in Laporte Lane, crossing Pandora Avenue, is not labeled. Provide a new keynote of the future status of this lateral or, if it is to be abandoned, please label it with keynote #8. A copy of the approved variance request for drops in manholes and the sewer slopes is required. Please note that this project cannot be approved until the approval cited in comment no 3 is received. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Per DS 6-01.4.1.B. Detail states 10ft 8in overall measurement and inside measurement adds up to 9ft 5in. 2. Detail does not demonstrate clearly how the enclosure gate that is attached to the common wall of the double enclosure will work. It does not appear that the gate will be able to swing open fully. Clarify how this gate will be mounted and ensure that the 10ft inside clear area is not encroached upon. Also, the gates are to be designed so that each can be secured in the open position. Per DS 6-01.4.2.4 Recommend design to include ''positive locking and (bayonet) anchors plus four - 1in diameter x 6in long galvanized pipe that are to be flush with concrete so they can be secured when open or closed. Correct all items on resubmittal. |

The Drainage Report was reviewed for Tentative Plat purposes only. Engineering Division recommends conditional approval of the Tentative Plat at this time. Items # 1 and # 2 need to be clarified prior to Mylar approval: TENTATIVE PLAT: 1) DS Sec.6-01.4.1.B: Revise the refuse enclosure detail on Sheet 4 to verify the 10-foot inside clear dimension between the rear wall bollard and the front gate of the enclosure. The detail shows and inside clearance of ~9.5-feet. 2) DS Sec.6-01.4.2.4: Revise the refuse enclosure detail to verify the unobstructed 10-foot inside clearance at the enclosure gate that is attached to the common wall. Refer to Environmental Services comment for further clarity. GENERAL COMMENTS: 3) DS Sec.11-01.2.1: For future reference a grading permit will be required for this project. 4) Please ensure the grading plan is consistent with the Tentative Plat, Drainage Report, and Geotechnical Report. Grading standards may be accessed at: http://www.ci.tucson.az.us/dsd/DevStandsTOC.pdf. 5) Arizona Pollutant Discharge Elimination System (AZPDES) requirements are applicable to this project. Stormwater Pollution Prevention Plans and text addressing stormwater controls for all areas affected by construction activities related to this development will be required with grading plan submittal. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company.
