The subject submittal has been reviewed. The Drainage Report is acceptable for Tentative Plat purposes and it is hereby approved. Additional drainage information might be required in a revised drainage report with the Grading Plan. The Tentative Plat is recommended for a conditional approval pertaining to Engineering and Floodplain review. Address the following conditions on the Tentative Plat Mylar and submit a detailed response letter that explains the revisions that were made and references the exact location on the Tentative Plat where the revisions were made:

1. Replace the word "FPR" with the word "FOR" in General Note #37.
2. Add, in General Note #37, lot number 1 to the list of lots that are impacted by the City of Tucson Floodplain Regulations (D.S. 2-03.2.2.C.2.a.).
3. Provide the bearing for the tie to the basis of bearing (D.S. 2-03.2.3.A).
4. Provide additional water surface elevations, at several locations, for all flows of 100-cfs or more (D.S. 2-03.2.3.J.1 and D.S. 2-03.2.4.L.6.).

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

Tucson Electric Power Company has reviewed and approved the development plan submitted April 19, 2007 It appears that You have discussed converting the existing Overhead Electric Faciilities to underground with your area Designer. If you decide not to convert the existing overhead lines to underground, any poles or equipment in conflict that requires relocation will be billable. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the mylars. Please submit the following documents for sign-off:

1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO.

Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.

THE TENTATIVE PLAT MYLARS MUST BE SHOWN TO AND APPROVED BY CITY OF TUCSON REAL ESTATE PRIOR TO SUBMITTAL TO THE CDRC OFFICE. WRITTEN DOCUMENTATION (E-MAIL IS OKAY) THAT CONDITIONS OF APPROVAL HAVE BEEN MET ON THE MYLAR.
