The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



You are proposing the construction of a private sewer collection system in a residential subdivision. This type of sewer now necessitates prior written authorization, pursuant to PCWMD Director, Michael Gritzuk’s letter to PCDSD Director, Carmine DeBonis, dated March 13, 2006, regarding Private Sewers and Public Pump Stations. This is the 2nd request.
You may call Mr. Tim Rowe, P.E. ( 740- 6547) of the PCWMD if you have any questions concerning approval of the private sewers.

The 8” sewer line shown south of New MH #13 has to have MH’s instead of cleanots @ all bends and at the end of the terminal segment symbolized by Keynote #44

The recordation information for the sewer easements shown on the property needs to be shown on plan.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the tentative plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the fourth(4th) submittal. A check for the review fee of this submittal in the amount of $78.00(made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

The 8” sewer line shown south of New MH #13 should be changed to 6”.


The recordation information for the sewer easements shown on the property needs to be shown on plan.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat. The required revisions may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

07/05/2007 JOE LINVILLE LANDSCAPE REVIEW Approv-Cond The Landscape Section recommend approval of the applications subject to compliance with the following:

1) A NPP plan is required for the offsite sewer proposed on the tentative plat prior to approval. LUC 3.8.3.1
Revise the plans to include provisions for irrigation and maintenance for plant establishment.

2) LUC 3.8.6.7.B, Fencing shall remain in place for the duration of construction activities. Revise the Native Plant Preservation Plan fencing notes to include this imporatnt element of NPPO and ERZ compliance. LUC 2.8.6.6.C

3) Revise the calculation for the NUOS area on NPPP-1 and ERZ-NPPO to correspond. The values differ on the current
plans.

4) Revise the plat and associated plans to include include landscape easements for mitigation areas proposed on individual lots. Clarify maintenance plans and responsibilities.
Include provisions for maintenance of the mitigation areas in the CC&R's.

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the mylars. Please submit the following documents for sign-off:

1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO.
2 CD that contains all of the drainage/hydology and other reports submitted for the review and approval of this plat.

Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.
