COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents, April 25, 2008. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat.

2. Please remove general note 6. The site is note subject to any rezoning cases.

3. Please add to certification paragraph "I further certify that this plat was prepared under my direction".

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:

13. Show the symbol on the legend for the standard monument detail 103 on the centerline of the proposed streets per D.S. 2-03.6.5.4. The symbols shown on the legend are not typical drafting standards and are confusing. For example, the monuments to be set and the proposed monuments to be set, are identical and only different in scale, this could be misleading. Also where is the symbol for the BCSM or/and the Bench mark used?
14. Indicate whether the dashed line shown is the monument line or centerline in Houghton Road.
15. The future right-of-way to be dedicated should not be shown as the subdivision boundary line. Also the boundary line should cross Whispering Rabbit Place.
16. Show sight visibility triangles per D.S. 2-02.2.1.10.
17. Please submit a copy of the subdivision boundary closure calculations.
18. Complete the scale call out at bottom right of sheet no. 1.

Tucson Electric Power Company (TEP) has received the final plat
submitted for review April 26, 2007. TEP is unable to approve the plat
at this time.



When the tentative plat has been approved by the City of Tucson submit
to my attention a copy of the signed Approved Tentative Plat. TEP will
provide an electrical design within fifteen (15) working days upon
receipt of the plat and the required additional plans. The completion
of the electrical design is necessary to determine our easement
requirements and review the final plat.



Additional plans necessary for preparation of the design are: building
plans including water, electrical, landscape, sidewalk and paving plans.
Also, submit the AutoCAD version of the plat on a CD or email to
lcastillo@tep.com <mailto:lcastillo@tep.com> . The AutoCAD should be in
the following format:



A. Complete and identical to the official hard copy (paper) subdivision
plat.

B. DWG format

C. AutoCAD Version 2002 or lower

D. 2D, not 3D

E. Layers relate to a unique set of CAD features within the drawing.
(For example all lot lines should be on one layer, street centerlines
another layer)

F. Required Layers: Lot Line, Right of Way, and Street Centerline

G. At least three tie points are required; one must be a Section or a
Quarter and the others may be street intersections or lot corners.
Bearings and distances must be designated from the tie points

H. Any special fonts, X-REFs, or attachments should be submitted along
with the CAD drawing.
