COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 3-01.10.0, Figure 1 requires that six (6) inch vertical curbs to be used when parking lanes are not provided as an entrance road. To be able to modify the cross section a DSMR must be applied for and approved for details 1/2 and 4/2. The tentative plat cannot be approved until this is completed.

2. The total dimension of section 1/2 is incorrect. Either move the right-of-way six (6) inches to the edge of the PUE or increase the total right-of-way width to fifty and one-half (50.5) feet.

3. Please provide a detail as to how accessibility is for lots 1-3. Barrier free access, as applied under this criterion, is access from a street and/or parking space to the front door of a unit.

4. In Article 6, which discusses NUOS, please remove the following:
a) From Sec. 6.1 remove "except for driveway improvements, which may occur in an NUOS area."
b) From Sec. 6.2 remove first sentence, which relates to construction damage that might occur due to improvements. It is the opinion of the Landscape Planner that this would allow such disturbance and encourages intrusion into the designated NUOS. The NUOS area is required to be fenced off and inspected by landscape staff. Please contact Joseph Linville, 791-5608 for further clarification.

Resubmittal Required: Traffic Engineering does not recommend approval of the Tentative Plat; therefore a revised Tentative Plat is required for re-submittal.

The following items must be revised or added to the plat.

1. Include a response letter with the next submittal that states how all comments have been addressed.

2. Comment number 8 from the previous traffic engineering comments was not addressed.

'A Traffic Statement is required per Annexation Conditions #1.D of Ordinance No. 6176 adopted by Mayor and Council February 11, 1985. The Traffic Statement should address the need for any off-site improvements for this proposed development (i.e. left/right turn lane warrants). Therefore this plat will not be approved until Traffic is in receipt of the required Traffic Statement. To prevent delay in the review process Traffic will accept a TIA as a separate submittal.'

Address this comment and ensure that considerations of any off site improvements are discussed in the report.
