The Engineering Division has reviewed the Record of Survey and we do not recommend approval at this time. The following review comments must be addressed.

Record of Survey Comments:
1. Aerial photographs and the label "NEW SIDEWALK" on the Record of Survey indicate that sidewalks are not pre-existing. Per DS 2-03.11.1.C, a land survey exception may be applied for when all street frontage has existing sidewalks and curbs.
2. The minimum width of new sidewalks in the right-of-way is 5 feet. Please revise the dimension.
3. Please include the following symbols in the legend:
3.1. Fence(s)
3.2. Wall(s)
3.3. Property Line
3.4. Proposed Lot Lines
3.5. Street Centerline
3.6. Easement(s) line(s)
3.7. Cleanout symbol on Record of Survey needs to be shown in legend.
4. Please provide a monument description for the Quarter corner.
5. The minimum drive width is 10 feet with a minimum 12 feet between adjacent drives. Please revise as necessary.
6. Please indicate if the Access & Utility Easement, the 1' No Access Easement and the 5' Utility Easement are existing or proposed, public or private. If existing, please provide the recordation information (docket and page).
7. Please show the adjacent sewer line located on Adelaide. Also, please show the sewer line invert elevations.
8. Please provide the sight visibility triangles (SVT) for the three driveways.
9. Please provide curb access ramps at all locations where the sidewalk meets a driveway per Standard Details 207. Per ADA requirements replace the tactile grooves with truncated domes.
10. Please indicate whether the existing curb is wedge or vertical.
11. Please provide an 18" curb radius at all drive aprons.

Submit a revised Record of Survey with a detailed response letter detailing how each comment has been addressed.
If you have any questions, I can be reached at 791-5550 x1188 or suzanne.bohnet@tucsonaz.gov.

Final Plat – 1st Submittal
S06-189

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito - West (South Line ) Interceptor. Per written guidance provided by the PCWMD Development Services Section, sufficient conveyance and treatment capacity exists in the downstream public sewerage system for this small project, and a formal capacity response letter from PCWMD is not required.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

If you have any questions regarding the above mentioned comments, please contact me at the telephone number shown under my signature on the first page of this letter
