CDRC Engineering SUBJECT: Interstate 10 & Kolb Road S06-186, T15S, R15E, SECTION 19 RECEIVED: Final Plat, CC & R's and Assurances on September 19, 2007 The subject submittal has been reviewed and it can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made: Final Plat Comments: 1. Revise the "City Engineer" signature line, under the Assurances Block (Sheet 1) to state " City of Tucson Development Services Engineering Administrator". The submitted Final Plat shows that the "Director" signature line has been changed. 2. Show all required setbacks as required by D.S. 2-03.6.4.E. (e.g. detention basin ponding setbacks, 100-year runoffs setbacks, etc.). 3. Show the SVT's at Herman Road and the subdivision entry roads. CC & R's Comments: 1. The CC & R's shall specifically address the maintenance of the drainage facilities. The CC & R's should include a paragraph, which addresses the maintenance of all drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the drainage structures maintenance checklist, keeping records, and repair decisions, etc). This comment was made before, but it was not addressed properly. Assurances Comments: 1. The project description in the "Recitals" does not match the description in the Final Plat Title Block. Revise. 2. Common Area "A" description in Item 1 of the Amendment and in both Exhibits "A" is missing the word (Drainage). 3. Provide a more recent Title Report.
