Lots 1 thru 115 and Common Areas "A", "B" and "C" Final Plat – 2nd Submittal S06-186 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 1: In the dedication 2nd paragraph 1st line after the word public insert the following: AND PIMA COUNTY. 2nd request. This is not a street maintenance issue but an easement issue so that the county will have access for sewer maintenance. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. CDRC Engineering SUBJECT: Interstate 10 & Kolb Road S06-186, T15S, R15E, SECTION 19 RECEIVED: Final Plat, CC & R's and Assurances on September 19, 2007 The subject submittal has been reviewed and it can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made: Final Plat Comments: 1. Revise the "City Engineer" signature line, under the Assurances Block (Sheet 1) to state " City of Tucson Development Services Engineering Administrator". The submitted Final Plat shows that the "Director" signature line has been changed. 2. Show all required setbacks as required by D.S. 2-03.6.4.E. (e.g. detention basin ponding setbacks, 100-year runoffs setbacks, etc.). 3. Show the SVT's at Herman Road and the subdivision entry roads. CC & R's Comments: 1. The CC & R's shall specifically address the maintenance of the drainage facilities. The CC & R's should include a paragraph, which addresses the maintenance of all drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the drainage structures maintenance checklist, keeping records, and repair decisions, etc). This comment was made before, but it was not addressed properly. Assurances Comments: 1. The project description in the "Recitals" does not match the description in the Final Plat Title Block. Revise. 2. Common Area "A" description in Item 1 of the Amendment and in both Exhibits "A" is missing the word (Drainage). 3. Provide a more recent Title Report. TEP is unable to approve the plat at this time. We are in the process of completing the preliminary electrical design for this project and it will be completed approximately by the end of this month. This design must be completed in order to review the final plat and verify that all easement requirements have been met. When the design completed it will be mailed out to The WLB Group and the developer for review and approval it will also describe our easement requirements.
